NOTICE OF DECISION
City of Jersey City Zoning Board of Adjustment
PLEASE TAKE NOTICE that on February 5, 2026, the Zoning Board of Adjustment of the City of Jersey City (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of LAM Capital Investments, LLC (the "Applicant") for preliminary and final major site plan approval, along with use variance, bulk variance and design waiver/exception relief (the "Application"), with respect to property having a street address of 30-34 Clinton Avenue, Jersey City, New Jersey 07304 and being designated as Block 18603, Lot 34, on the City of Jersey City Tax Map (the "Property").
The Board approved the Applicant's application construct a new four- (4) story residential building consisting of 22 residential dwelling units and 15 parking spaces on the Property, along with related site improvements, including, but not limited to, stormwater management, landscaping and lighting infrastructure.
The Board granted the Applicant use variance relief pursuant to N.J.S.A. 40:55D-70(d)(5) for density greater than permitted (9 units permitted; 22 units approved). The Board also granted the Applicant use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (35 ft. permitted; 42.5 ft. approved).
The Board also granted certain bulk or "c" variances and design waivers/exceptions in connection with its approval of the application, including: (i) Front yard setback (Crescent Avenue) less than required (2 ft. required; 0 ft. approved); (ii) Rear yard setback less than required (25 ft. from north Property line required; 21.67 ft. approved); (iii) Rear yard setback less than required (22 ft. from west Property line required; 4.1 ft. approved); (iv) Number of stories greater than permitted (3 stories permitted; 4 stories approved); and (v) Roof structure and appurtenance height greater than permitted (10 ft. permitted; 15 ft. approved).
The Resolution has been filed with and is available for public inspection at the office of the Board, which is located at the Division of City Planning, 1 Jackson Square, 2nd Floor, Jersey City, New Jersey 07305, during regular business hours.
