NOTICE OF DECISION
Pursuant to N.J.S.A. 40:55D-10(i)
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") did, on the 27th day of May, 2026, formally adopt a Resolution memorializing the action of the Board taken at its April 16, 2026 meeting granting 149 Chatham Family LLC ("Applicant") approvals with regard to property known as Lot 6 in Block 25.05 as shown on the Official Tax Map of the Township of Ocean and located at 149 Chatham Avenue, Ocean, New Jersey ("Property"). The approval permits the demolition of the existing 1-story dwelling and all site improvements on the Property, and the construction of a new 2½-story dwelling, inground swimming pool and patio, pool equipment, fire pit, window wells, air conditioning units, driveway, and related site improvements.
In conjunction with the application, the Board granted Applicant bulk variance relief pursuant to N.J.S.A. 40:55D-70.c for:
Lot area of 8,000 square feet, whereas a minimum of 10,000 square feet is required.Lot width of 80 feet, whereas a minimum of 90 feet is required.Front yard setback of 29.50 feet to the steps, whereas a minimum of 30 feet is required.Rear yard setback of 28.50 feet to the steps, whereas a minimum of 30 feet is required.Combined side yard setback of 24.34 feet, whereas a minimum of 25 feet is required.Change in grade of 3.12 feet, whereas a maximum change in grade of 2 feet is permitted.
PLEASE TAKE FURTHER NOTICE that the Resolution and materials relied on by the Board at the meetings of April 16, 2026 and May 27, 2026 are on file at the office of the Board located at 399 Monmouth Road, Oakhurst, New Jersey.
