NOTICE OF DECISION
Pursuant to NJSA 40:55D-10(i)
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Neptune ("Board"), did, on the 6th day of May, 2026, formally adopt a Resolution memorializing the action of the Board taken at its March 4, 2026 meeting granting Hilmar Perez-Guzman ("Applicant") approvals with regard to property known as Lot 15 in Block 1904 as shown on the Official Tax Map of the Township of Neptune and located at 618 Wayside Road, Neptune Township, New Jersey ("Property").
The Property currently contains the remains of a previously existing 1-½ story dwelling, partially constructed building foundations, and related site improvements. Applicant previously received zoning and building permit approval to renovate, reconstruct, and construct additions to the previously existing dwelling including: new second-floor addition over footprint of dwelling's existing first-floor; construction of 2-story addition in front with covered porch and steps; construction of 2-story addition in rear with patio and steps; and, chimney. During the course of construction, more than 50% of the original preexisting structure was demolished, resulting in a stop work order. The approval from the Board allows Applicant to recommence the work. The resultant structure will be in the same footprint as previously approved via permits.
In conjunction with the application, the Board granted bulk variance relief pursuant to N.J.S.A. 40:55D-70.c as for: lot width of 64.6 feet, whereas a minimum of 100 feet is required; lot frontage of 73.3 feet, whereas a minimum of 100 feet is required; dwelling side yard (north) setback of 3.7 feet, whereas a minimum of 10 feet is required; and, dwelling combined side yard setback of 18 feet, whereas a minimum of 25 feet is required.
PLEASE TAKE FURTHER NOTICE that the Resolution and the materials relied upon by the Board at the meetings of March 4, 2026 and May 6, 2026 are on file in the office of the Board located at 25 Neptune Boulevard, Neptune, New Jersey and are available for inspection during the Township's regular business hours.
