NOTICE OF DECISION
Pursuant to NJSA 40:55D-10(i)
PLEASE TAKE NOTICE that the Planning Board of the Borough of Tinton Falls ("Board") did, on the 13th day of May, 2026, formally adopt a Resolution memorializing the action of the Board taken at its March 25, 2026 meeting granting Allegra Moadeb-Cojab ("Applicant") minor subdivision approval with regard to property known as Lot 55.03 in Block 123.01 as shown on the Official Tax Map of the Borough of Tinton Falls and located at 317 Green Grove Road, Tinton Falls, New Jersey ("Property"). The Property currently contains a two-story single-family dwelling, freestanding garage, and related site improvements.
The approval permits subdivision of the Property to create an additional building lot for a total of 2 lots (Proposed Lot A containing 41,190 square feet and Proposed Lot B containing 41,112 square feet). The existing single-family dwelling will remain on Proposed Lot A. The approval also permits the removal of the existing garage and concrete wall from Proposed Lot B, and the construction of a new conforming freestanding garage on Proposed Lot A. No additional improvements were approved on Proposed Lot B at this time. In conjunction with the approval, the Board granted bulk variance relief pursuant to NJSA 40:55D-70.c for lot widths of 111.73 feet on both Proposed Lot A and Proposed Lot B, whereas a minimum of 200 feet is required for each.
PLEASE TAKE FURTHER NOTICE that the Resolution and the materials relied upon by the Board at the meetings of March 25, 2026 and May 13, 2026 are on file and available for inspection at the office of the Board located at 556 Tinton Avenue, Tinton Falls, New Jersey.
