NOTICE OF DECISION
Please take notice that the Moorestown Township Zoning Board of Adjustment ("Board") has granted an application for development filed by Kenneth Brown and Jenna Darling (collectively, the "Applicant") regarding real property with a street address 301 S. Lenola Road and designated as Block 1801, Lot 32 on the municipal tax map. The Board granted bulk variance approval to demolish the existing dwelling and construct a new two-story dwelling with an attached garage.
The Board approved the following variances under the municipal land use ordinance:
1. Section 180-25(A) – minimum lot width: 75' required; 50' existing and approved (ENC);
2. Section 180-25(C) – minimum front yard setback (South Lenola Road): 30 feet required; 22.9 feet existing; 21 feet approved;
3. Section 180-25(C) – minimum front yard setback (Ivy Avenue): 20 feet required; 10.3 feet existing; 8.3 feet approved (roof overhang), 10.49 feet approved (garage) and 10.17 feet approved (second floor);
4. Section 180-25(D) – minimum side yard setback: 15 feet required; 14 feet existing; 11.55 feet approved (garage and second floor) and 14 feet approved (first floor);
5. Section 180-25(D) – minimum side yard setback (aggregate): 30 feet required; 24.3 feet existing; 22.3 feet approved (first floor) and 21.72 feet approved (second floor).
The Board granted this application on September 16, 2025 and its decision was memorialized in a written resolution that the Board adopted on October 21, 2025. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
