NOTICE OF DECISION
Please be advised that the Haddonfield Zoning Board of Adjustment ("Board") has granted an application for development filed by CCS Property Investments LLC (the "Applicant") regarding real property located at 75 Haddon Avenue and designated as block 11, lot 14 on the municipal tax map (the "Property"). The Board granted a (D)(3) conditional use variance to permit any combination of professional office and general business office uses in a flex building in the Downtown-2 zoning district. The Board also granted site plan waiver and the following bulk variances under the municipal land use ordinance, all of which constitute existing nonconforming conditions that the Applicant is not changing:
1. Section 135-27(D)(4)(a) permits a maximum building coverage of 15%. The existing and approved building coverage is 17.6%.
2. Section 135-27(D)(4)(b) permits a maximum impervious coverage of 25%. The existing and approved impervious coverage is 62.5%.
3. 135 Attachment 4 – Min/Max front yard setback is 3-10 ft. 42.8' existing and approved.
4. 135 Attachment 4 - Min/max side yard setback is 0-5 ft. 11.1' side yard is existing and proposed.
5. Section 135-86(B)(6)(a) requires driveways to be setback at least 3 ft from the side lot line. Zero feet existing and approved..
The Board granted this application on February 17, 2026 and its decision was memorialized in a written resolution that the Board adopted on March 17, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
