NOTICE OF DECISION
Please take notice that the City of Camden Zoning Board of Adjustment ("Board") has granted an application for development filed by Dock Brown (the "Applicant") regarding real property with a street address 1128 Carl Miller Boulevard and designated as designated as Block 562, Lot 5 on the municipal tax map. The Board granted variance approval to permit the conversion of the existing building into a duplex.
The Board approved the following variance under the municipal land use ordinance:
1. Section 870-56 requires a minimum lot size of 4,000 square feet. The existing lot size is 2,895 square feet. The Board The Board granted variance approval for the existing lot size of 2,895 square feet (existing non-conformity; no change proposed);
2. Section 870-56 requires a minimum lot width of 20 ft. The existing lot width is 14.5 ft. The Board The Board granted variance approval for the existing lot width of 14.5 feet (existing non-conformity; no change proposed);
3. Section 870-56 requires a minimum lot depth of 100 ft. The existing lot depth is 86 feet. The Board The Board granted variance approval for the existing lot depth of 86 feet (existing non-conformity; no change proposed); and
4. Section 870-230 requires 3 off-street parking spaces. The existing lot has no parking spaces onsite. The Board granted variance approval to permit the lot to provide no parking on site.
The Board granted this application on June 1, 2026 and its decision was memorialized in a written resolution that the Board adopted on July 6, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
