NOTICE OF DECISION
Township of Mount Olive Planning Board
PLEASE TAKE NOTICE that on May 14, 2026, the Township of Mount Olive Planning Board (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of 21 Garfield, LLC (the "Applicant") for use variance, bulk variance and design waiver/exception relief (the "Application") with respect to property in the Township of Mount Olive having a street address of 260 Route 46, Budd Lake, New Jersey 07828 and being designated as Block 3300, Lot 24 on the Township of Mount Olive Tax Map (the "Property").
The Board approved the Applicant's application to renovate and expand the existing single-family residence on the Property, along with related site improvements.
The Board granted use variance relief pursuant to N.J.S.A. 40:55D-70(d)(2) for expansion of a non-conforming use (single-family residence).
The Board also granted use variance relief pursuant to N.J.S.A. 40:55D-70(d)(4) for Floor Area Ratio ("FAR") greater than permitted (0.15 FAR permitted; 0.33 FAR approved).
The Board further granted use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (25 ft. permitted; 28.4 ft. approved).
The Board also granted certain bulk or "c" variance and design waiver/exception relief in connection with its approval of the Application, including: (i) Lot area less than required (1 acre required; 5,475 sq. ft. existing and approved); (ii) Lot width less than required (200 ft. required; 50 ft. existing and approved); (iii) Front yard setback less than required (40 ft. required; 26.64 ft. approved); (iv) Side yard setback less than required (25 ft. required; 4.06 ft. existing and approved); (v) Lot coverage greater than permitted (15% permitted; 26.5% approved); and (vi) Front yard paved area setback less than required.
The Resolution has been filed with and is available for public inspection at the office of the Board, which is located in the Planning Department, 204 Flanders-Drakestown Road, Budd Lake, New Jersey 07828 during regular business hours, which are typically Monday through Friday (8:30 am through 4:30 pm).
