NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Final Judgment of Mortgage Foreclosure dated November 7, 2025, issued in and for Lake County, Florida, in Case No. 35-2025-CA-000014-AXXX-01, wherein LLACG COMMUNITY INVESTMENT FUND is the Plaintiff, and UNKNOWN HEIRS, SPOUSES, BENEFICIARIES, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF GEORGE D. ATKINS, DECEASED, UNKNOWN HEIRS, SPOUSES, BENEFICIARIES, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF BARBARA MCCONNELL ATKINS, UNKNOWN HEIRS, SPOUSES, BENEFICIARIES, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF RANDY LIND ATKINS A/K/A RANDY ATKINS, DECEASED, AARON DOUGLAS ATKINS, GEORGE DOUGLAS ATKINS, III, TERESA ANN COOK A/K/A TERESA ADAMS, INTERNAL REVENUE SERVICE, FLORIDA DEPARTMENT OF REVENUE, CITY OF LEESBURG, FLORIDA and RO-MAC LUMBER & SUPPLY, INC. are the Defendants.
The Clerk of the Court, GARY COONEY, will sell to the highest and best bidder for cash, in accordance with Section 45.031, Florida Statutes, on January 13, 2026, at in-person sale beginning at 11:00 AM, at the Judicial Center (JC), Lobby, 550 West Main Street, Tavares, FL 32778 the following-described real property as set forth in said Final Judgment of Mortgage Foreclosure, to wit:
LOTS 8 AND 9, OAK PARK HOMESITES, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 11, AT PAGE 83, PUBLIC RECORDS OF LAKE COUNTY, FLORIDA.

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
