ATTN PURCHASERS: This sale may be rescinded by the foreclosing credit union mortgagee. In that event, your damages, if any, shall be limited solely to the return of the bid amount tendered at sale plus interest.
TO ALL INTERESTED PERSONS: Default having been made in the terms and conditions of a mortgage made July 26, 2021 by Kearsi MacLachlan, Alexis Leonard and Michael MacLaughlan, as Mortgagors, to St. Francis X. Federal Credit Union, as Mortgagee, and recorded on July 27, 2021 in Liber 1235 and page 512, Emmet County Records and the entire balance secured by said mortgage having become due and payable by reason of the acceleration provisions contained in said mortgage and the note secured thereby; and on which mortgage there is claimed to be due and unpaid as of October 7, 2025, principal and interest in the amount of $69,400.08 plus interest at 3.50% per annum, plus taxes, HOA fees (if any), and legal fees and collection costs through the date of Sheriff Sale, and no other legal or equitable proceeding have been instituted to recover the debt or any part of the debt secured by the mortgage; and the power of sale contained in the mortgage having become operative by reason of the default.
Notice is hereby given that on Wednesday, January 7, 2026 at 9:00 a.m. for one hour, in the main lobby of the Emmet County Building, 200 Division Street, Petoskey, Michigan, that being the building where the Circuit Court for the County of Emmet is held, there will be offered for sale and sold to the highest bidder, at public sale, the premises described in the mortgage, situated in Maple River Township, Village of Alanson, Emmet County, Michigan and described as follows:
Part of the Northeast ¼ of the Northwest ¼ of Section 22, Township 36 North, Range 4 West, described as: Commencing at the North ¼ corner of said Section 22; thence South 87D05'16" West 383.21 feet along the North line of said Section 22; thence South 02D03'42" East 195.82 feet to the Point of Beginning; thence continuing South 02D03'42" East 162.88 feet; thence South 87D05'54" West 276.36 feet; thence North 03D03'48" West 162.88 feet; thence North 98D05'53" East 276.32 feet to the point of beginning.

This sale is for the purpose of satisfying the amount due and unpaid on the mortgage, plus the legal costs and charges of sale, including the attorney fees, unpaid taxes, homeowner association fees (if applicable), and all other charges as allowed by law and in the mortgages, and any sums subsequent to the date of this notice to protect its interest in the premises.
