Default has occurred in a mortgage made by Corby Clipfell and Roberta Clipfell, to Century Bank and Trust, a Michigan corporation, in a mortgage dated July 31, 2017, and recorded on August 4, 2017, in document number 2017-05288 in Branch County Register of Deeds. No proceedings have been instituted to recover any part of the debt, which is now $59,540.03 (Fifty-Nine Thousand Five Hundred Forty Dollars and 03/100.
The mortgage will be foreclosed by a sale of the property at public auction to the highest bidder on April 9, 2026, at 10:00 a.m. local time at the ground floor of the Courthouse in Coldwater, Branch County, Michigan, and the Courthouse being the place of holding Circuit Court in Branch County. The property will be sold to pay the amount then due on the Mortgage, together with interest, legal costs, attorney fees, and also any taxes and insurance that the mortgagee pays before the sale.
The property is situated in the City of Bronson, County of Branch, and State of Michigan, and is described in the mortgage as:

The redemption period will be six (6) months from the date of sale, unless the premises are deemed abandoned pursuant to MCL 600.3241a, in which event the redemption period shall be 30 days. If the property is sold at a foreclosure sale pursuant to this advertisement, MCL 600.3278 provides that the borrower will be held responsible to the purchaser at the foreclosure sale for damaging the property during the redemption period.
