NOTICE OF FORFEITURE OF REAL ESTATE CONTRACT
TO: The Estate of Mustafa Nebic, 4300 E 27th St, Des Moines, IA 50317, and the Heirs, Devisees, and Unknown Claimants of Mustafa Nebic, and Occupants of 4300 E 27th Street, Des Moines, IA 50317.
You and each of you are hereby notified:
(1) The written contract dated April 13, 2017, executed by Kent Lehs and Beverly Lehs, as Vendors, and Mustafa Nebic, as Vendee, recorded April 13, 2017, in the office of the Polk County Recorder, recorded in Book 16440 at Page 688, modification of said contract recorded November 28, 2023 in Book 19662 at Page 710, for the sale of the following described real estate:
Lot 7 Douglas Acres Plat 8, an Official Plat, now included in and forming a part of the City of Des Moines, Polk County, Iowa.
Locally known as: 4300 E 27th St, Des Moines, IA 50317
has not been complied with in the following particulars:
(a) Monthly installment payments due September 2025 through
May 2026 (9 payments x $1,219.44)

(b) Late fees
$800.00
Total $11,774.96
(2) The contract shall stand forfeited unless the parties in default, within 30 days after the completed service of this notice, shall perform the terms and conditions in default, and in addition pay the reasonable costs of serving this notice.
(3) The amount of attorney fees claimed by the Vendors pursuant to §656.7 of the Code of Iowa is $50.00 (not to exceed $50.00). Payment of the attorney fees is not required to comply with this notice in order to prevent forfeiture.
