NOTICE OF HEARING FOR MANJIT SINGH & RAVINDER KAUR
PLEASE TAKE NOTICE that Manjit Singh & Ravinder Kaur have made an application to the Franklin Township Zoning Board of Adjustment for the property known as Block 493.01, Lots 1, 2, 3, 4, 5 & 6 located at 339 Elizabeth Avenue, Franklin Township, Somerset County, New Jersey. The property is situated in the Township's "R-10" Zone District. The Applicant is seeking preliminary and final site plan approvals, a use variance and bulk variance relief to allow the conversion of the existing automobile maintenance garage on the property into a convenience store with various site related improvements. The existing gasoline station shall remain. Use variance relief is requested because the proposed convenience store and gas station are not permitted within the "R-10" Zone District. Bulk variance relief is required for the maximum impervious coverage whereas 30% is permitted and 70.5% is proposed and for insufficient parking whereas 18 spaces are required and only 8 parking are proposed. In addition, bulk variance is requested for the following pre-existing, non-conforming conditions:
1. Principal building front yard setback from Cedar Avenue – 25 feet is required and 8.5 feet is existing.
2. Accessory building in the front yard setback from Cedar Avenue, Mercury Street and Elizabeth Avenue where an accessory building is not permitted.
3. Maximum lot coverage – 20% is permitted and 24.5% is existing.
The Applicant further requests such variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate upon review by the applicant or the Board.
This application is listed on the calendar before the Franklin Township Zoning Board of Adjustment and an in-person public hearing has been set for November 6, 2025, at the Municipal Building, 475 DeMott Lane, Somerset, New Jersey at 7:30 P.M. When the case is called, you may appear either in person or by attorney to present any evidence or make any comments, which you may have regarding the application. The matter will be heard on the above date or any adjourned date designed by the Zoning Board of Adjustment at this public meeting without additional notice.
The maps, plans, plats and application for which approval is being sought are on file with the Zoning Board of Adjustment Administrator and are available for inspection at the Municipal Building during normal business hours.
