NOTICE OF HEARING
Please be advised that this notice is being provided pursuant to N.J.S.A. 40:55D-12 to inform you that an Application(s) for: Preliminary and Final Major Site Plan Approval with D variance approval for (i) Use where two- family dwellings are permitted and a low-rise multifamily building is proposed (ii) Maximum Floor Area Ratio where 0.5 is permitted and 0.8 is proposed and (iii) Maximum Density where 29.84 Units are permitted and 35 units are proposed as well as C variance and design waiver approval for (i) Maximum Side Yard where 6 feet maximum is permitted and 6.2 feet -7.8 feet are proposed, (ii) Maximum Lot Coverage where 60% is permitted and 85.5 % is proposed (iii) Maximum Height in Feet where 40 feet are permitted and 42 feet are proposed (vi) minimum distance of parking area from property line where 5 feet is required and less than 5 feet is proposed along JFK Drive and East Passaic Avenue (v) multiple principal uses on a single lot where a multifamily building and a parking lot are proposed on a single lot and any other variance(s), waiver(s) or exception(s) the Board may deem as required, has been filed with the Bloomfield Zoning Board of Adjustments for the property located at: 160 East Passaic Avenue, Bloomfield, NJ Block(s) 698 Lot(s) 50
The purpose of this application is to: construct a new multi-family building with 35 dwelling units and 60 parking spaces in the R-2B zone with a parking lot for use by the house of worship across the street from the property.
The Bloomfield Zoning Board of Adjustment has scheduled a public hearing on the application to be held on Thursday, June 18th, 2026 at 7:00 pm. This meeting will be held remotely via Zoom.
The public is invited to attend by accessing the meeting either by telephone or video link. The meeting will also be available for viewing on Channel 35 (Comcast) or Channel 30 (Verizon), or by streaming live on Facebook Live or the Township website, www.bloomfieldtwpnj.com.
