WHEREAS, default having been made in payment of the homeowners association assessments of the CLEAR CREEK COLONY HOMEOWNERS ASSOCIATION, by Baf Assets 5 Llc, the owner of the following described property, the undersigned, the CLEAR CREEK COLONY HOMEOWNERS ASSOCIATION, an Alabama corporation (the "Association"), under and by virtue of the enforcement provisions with respect to the lien of the Association, and the verified claim of lien filed for record in Lien Instrument Book 2024 Page 1914 in the Probate Office of TUSCALOOSA County, Alabama, and as set forth in the CLEAR CREEK COLONY HOMEOWNERS ASSOCIATION Declaration of Covenants, Conditions, and Restrictions recorded in Instrument 119 367, and as amended, in the Probate Office of TUSCALOOSA County, Alabama, will sell at public outcry for cash at the main entrance of the Courthouse at TUSCALOOSA County, Alabama, on February 5th 2026, during the legal hours of sale, the following described real estate situated in TUSCALOOSA, Alabama, to wit:
Lot 222, according to the Final Subdivision Plat of Clear Creek Colony, Phase XI, as recorded in Plat Book 2005, page 62 in the Probate Office of Tuscaloosa County, Alabama.
The property address is 5024 EASTON LN. THIS PROPERTY WILL BE SOLD ON AN "AS IS, WHERE IS" BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBERANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE (IF ANY) AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED.
