NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed to The Parker Company, L.L.C., mortgagee, by Forrest Henry, a married man, and Annie L. Henry, a married woman, on the 13th day of June 2003, said mortgage being recorded on June 13, 2003, in the Probate Office of Etowah County, Alabama at Doc. #: M-2003-2925. Said mortgage was transferred and assigned to Sterling Trust Company, Custodian, FBO W.R. Ericksen, IRA, its successors and assigns, by virtue of that certain Assignment of Mortgage dated June 13, 2003, and being recorded in the Probate Office of Etowah County, Alabama as Doc. #: Misc-2003-4386, and subsequently transferred and assigned to Sterling Trust Company, Custodian, FBO Wanda Ericksen IRA, on January 23, 2007, recorded on February 8, 2007, as Instrument Number 3264675 in the Office of the Judge of Probate of Etowah County, which said mortgage was assumed by Shanta Noble-Knight, a married woman, pursuant to the terms of that certain Agreement for Assumption of Note and Mortgage dated on or about August 24, 2017, in connection with the transfer of the property pursuant to that certain Quit-claim Deed dated January 31, 2017, executed by Forrest Henry, a widowed man, to Shanta Noble-Knight, a married woman, which said mortgage was the subsequently transferred and assigned to Equity Trust FBO Heidi E. Knight IRA, on January 27, 2026, and recorded on March 19, 2026, in Misc Bk: 2026, Page 3606202. Equity Trust FBO Heidi E. Knight IRA, as mortgagee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance to the Courthouse for Etowah County, Alabama, on the 11th day of June 2026, during the legal hours of sale, the following described real estate situated in Etowah County, Alabama, to wit:
Lot 13, in Block 12, of the Gadsden Land and Improvement Company's Kyle Addition, a subdivision according to a map or plat thereof which is on file of record in the Office of the Judge of Probate of Etowah County, Alabama, in Plat Book "A", Page 23, reference to which is hereby made in aid of and as a part of this description.
SUBJECT TO Restrictions, Right of Way, Mineral and Mining Rights and any matter of Public Record, Together with all and singular the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining.
This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
