NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
169-175 Western Avenue, Cambridge, MA 02139
By virtue and in execution of the Power of Sale contained in a certain mortgage given by WTB Western Ave, LLC to Loan Originations, LLC, dated December 31, 2024, and recorded with the Middlesex South County Registry of Deeds in Book 83659 at Page 151, of which mortgage the undersigned is the present holder by an assignment of mortgage from Loan Originations, LLC to Spectra Velocity Master Funding I, LP, dated March 19, 2025, and recorded with said Registry in Book 83984, Page 449; by an assignment of mortgage from Spectra Velocity Master Fund I, LP to Loan Originations, LLC, dated December 16, 2025, and recorded with said Deeds in Book 85188, Page 435. For breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 2:00 P.M. on the 2nd day of April 2026 at 169-175 Western Avenue, Cambridge, MA 02139, all and singular the premises described in said mortgage,
To wit:
The land in Cambridge with the buildings thereon, numbered 169 & 175 Western Avenue, being Lot #12 as shown on a plan entitled "House Lots in Cambridgeport belonging to the Dana Estate August 1833 by James Hayward" recorded in Middlesex South District Registry of Deeds, Plan Book 17A, Plan 15 (B of 2) bounded and described as follows:
SOUTHERLY: by Western Avenue, fifty (50) feet;
WESTERLY: by Lot 13 on said Plan, one hundred (100) feet;
NORTHERLY: by Lot 14 on said Plan, fifty (50) feet; and
EASTERLY: by Lot 11 on said Plan, one hundred (100) feet.
Containing 5,000 square feet of land according to said plan.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
