NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Robert A. Lesniak and Katherine Lesniak, to Wells Fargo Financial Massachusetts, Inc., dated January 22, 2007, and recorded with the Bristol County (Fall River District) Registry of Deeds in Book 6551 at Page 156, of which mortgage the undersigned is the present holder by assignment from Wells Fargo Financial Massachusetts, Inc., to U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust, dated August 29, 2016, recorded in Book 9045, Page 163. As further affected by an assignment from U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust to Goldman Sachs Mortgage Company, dated May 31, 2018, recorded in Book 9744, Page 52. As further affected by an assignment from Goldman Sachs Mortgage Company to MTGLQ Investors, L.P., dated April 4, 2019, recorded in Book 9744, Page 62. As further affected by an assignment from MTGLQ Investors, L.P., to U.S. Bank Trust National Association, as Trustee of the Tiki Series IV Trust, dated May 4, 2021, recorded in Book 10625, Page 338, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 12:00 P.M. on the 19th day of December, 2025 at 258 Folsom Avenue, Somerset, MA 02726, all and singular the premises described in said mortgage,

The land in said Somerset with all buildings thereon, situated on the northeasterly side of Folsom Avenue, in said Somerset, delineated as Lot No. 834, on that plan of land entitled: "Subdivision Plan, Americana Terrace Section "J", Somerset, Mass. Scale: 1 "=60', Nov. 18, 1968, Southeastern Engineering Corp. 1100 County Street, Somerset, Mass. Said plan being recorded in the Fall River District Registry of Deeds, Plan Book 46, Page 32, and being Plan No. 3138.
Said lot is more specifically described and bounded as follows:
NORTHEASTERLY: By portion of Lot Nos. 845 and 846 on plan hereinbefore mentioned, one hundred four and 00/000 (104) feet;
SOUTHEASTERLY: By Lot No. 833 on said plan hereinbefore mentioned, ninety seven and 00/000 (97) feet:
SOUTHWESTERLY: By Folsom Avenue, one hundred four and 00/000 (104) feet: and
NORTHWESTERLY: By Lot No. 835 on said plan hereinbefore mentioned, ninety-seven and 00/000 (97) feet.
Containing 10,088 square feet of land.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale.
