NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Rebecca A. Lauzon to Mortgage Electronic Registration Systems, Inc., as nominee for The Bank of Canton dated June 15, 2018, recorded at the Worcester County (Worcester District) Registry of Deeds in Book 58955, Page 232, as affected by a Mortgage Modification Agreement, dated December 22, 2023 and recorded in Book 70064, Page 142; said mortgage was then assigned to Massachusetts Housing Finance Agency by virtue of an assignment dated November 9, 2022, and recorded in Book 68474, Page 115; of which mortgage the undersigned is the present holder for breach of conditions of said mortgage and for the purpose of foreclosing the same will be sold at PUBLIC AUCTION at 11:00 AM on March 26, 2026, on the mortgaged premises. This property has the address of 59 John Drive, Unit 3106, Forest Hills Condominium,, North Grafton, MA 01536. The entire mortgaged premises, all and singular, the premises as described in said mortgage:

The unit described above in the Forst Hills Condominium a condominium created in accordance with Massachusetts General Law, Chapter 183A, by Master Deed dated December 12, 1984, at Book 16761 Page 260, as amended by special amendment to Master Deed dated December 28, 1994 and recored at said Registry of Deeds December 28, 1994 in Book 16792 Page 170.
The unit contains the areas listed above and is laid out as shown on a plan recorded with the original unit deed which is a copy of the portion of the plan filed with the Master Deed and to which is affixed a verified statement in the form provided for in MGL c. 183A, Section 9.
The unit is conveyed together with the above listed percentage interest, subject to adjustments as provided in the Master Deed as amended, in the common areas and facilities of the condominium, as described in the Master Deed and in the Forest Hills Condominium Trust recorded with said Registry in Book 16761 Page 310.
Being the same premises and subject to all easement, encumbrances, and restrictions in the deed recorded in Worcester Registry of Deed Book 47657 Page 367.

Subject to and with the benefit of easements, reservation, restrictions, and taking of record, if any, insofar as the same are now in force and applicable. In the event of any typographical error set forth herein in the legal description of the premises, the description as set forth and contained in the mortgage shall control by reference. Together with all the improvements now or hereafter erected on the property and all easements, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water rights and stock and all fixtures now or hereafter a part of the property. All replacements and additions shall also be covered by this sale.
Terms of Sale: Said premises will be sold subject to any and all unpaid taxes and assessments, tax sales, tax titles and other municipal liens and water or sewer liens and State or County transfer fees, if any there are, and TEN THOUSAND DOLLARS ($10,000.00) in cashier's or certified check will be required to be paid by the purchaser at the time and place of the sale as a deposit and the balance in cashier's or certified check will be due in thirty (30) days, at the offices of Doonan, Graves & Longoria, LLC ("DG&L"), time being of the essence.
