TO WHOM IT MAY CONCERN:
PLEASE TAKE NOTICE that the Applicant has filed an application with the Planning Board for the premises known as 65 Sussex Turnpike, and which is designated on the Township Tax Map as Block 100, Lots 1,2,4, & 5.01
The Applicant is seeking to develop the subject property as follows:
Undertake the subdivision of Lot 4 into 4.01 (location of an existing 4 family house) and lot 4.02, (a rear yard fronting on Brookside Rd.).
Merging Lot 1 and Lot 2 into Lot 1.01.
Construct a new driveway through the rear yard of Lot 5.01.
Develop Lot 1.01 with a 3-1/2 story 6 family residential apartment with 3 units on the 2nd floor and 3 units on the 3rd floor with commercial retail / business units on the ground floor,
Develop Lot 4.02 with a 2-1/2 story 4 Family house with porches over a full basement.
Construction of parking lot on Lot 5.01.
Lot 1.01 will also preserve the existing 4 family house with the brick exterior.
The Applicant requires the following variances and waivers:
1. Maximum Lot coverage. Requirement 70%; Proposed 79.81%
2. Parking - Proposed Lot 1.01: Residential Required – 21.5 Proposed – 18
3. Parking - Proposed Lot 1.01: Commercial Required – 17 Proposed – None
4. Parking size and parking lot design 15-71.1. Required 8 by 20 feet. Proposed Lots: 1.01, 4.02 & 5.01 the proposed size is 9 by 18 feet.
5. Sidewalks 15-72.11. Required 6 feet wide along length of building wall with public entrance and exit. Otherwise determined by Board width not less than4 feet: Proposed Lot 1.01- proposed 4 feet wide; Proposed Lot 4.01 – Existing 1.6 wide; Proposed Lot 4.02 – proposed 3 feet wide; and Proposed Lot 5.01 – existing 3.1 feet wide.
6. Development standards 15-24.G. Required: Parking for multifamily to be set back 10 feet from any property line. Proposed Lot 1.01 – proposed 2.17 ft from side yard; Proposed Lot 4.02 – proposed 3.50 ft from side yard; Proposed Lot 5.01 – proposed 4.88 feet from side yard and 7.25 feet from front yard.
7. Tree Care and Planting. Requirement to replace trees where construction results in removal or damage that will result in death of tree. Proposed Lots 1.01, 4.02 and 5.01 – some provided per plan.
8. And any other variances which may be required.
This matter is scheduled for hearing on October 6, 2025 at 7:00 PM before the Planning Board in the Municipal Building Millbrook Avenue, Randolph, NJ, at which time you or any interested party, as defined in N.J.S.A. 40:55D-4, may appear and be heard either in person or by agent or attorney at the hearing of this appeal. All documents relating to this application may be inspected by the public during regular working hours at the aforesaid Municipal Building.
