NOTICE OF PUBLIC HEARING
BOROUGH OF RAMSEY ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that the Borough of Ramsey Zoning Board of Adjustment (the "Board") will hold a public hearing on October 15, 2025 at 7:30 PM, in the Council Chambers at the Borough of Ramsey Municipal Building, located at 33 N. Central Avenue, Second Floor, Ramsey, New Jersey 07446, to review and take formal action upon an application seeking variance relief pursuant to N.J.S.A. 40:55D-70(c) filed by Steven Strollo and Angela Strollo (the "Applicants") with respect to their residential property having a street address of 27 Lakeview Terrace, Ramsey, New Jersey 07446, which is designated as Block 5001, Lot 27 on the Borough of Ramsey Tax Map (referred to as the "Property"). The Property is located within the R-3 Residence District of the Borough of Ramsey.
The Applicants seek bulk variance relief from the requirements of Chapter 34 (Zoning) of the Code of the Borough of Ramsey, Bergen County, New Jersey (referred to as the "Zoning Ordinance"), specifically Section 34-15.2.i (Maximum Building Coverage), to permit an open privacy structure measuring 332 square feet in area, consisting of a roof and supporting wall to be attached to the north side of the existing dwelling at the Property, above an existing hot tub and patio. The new privacy structure, together with the existing principal building, raised wood deck and shed, will create coverage of the Property of 2,556 square feet or 16.6% of the lot area, which deviates from the 15% maximum building coverage in the R-3 Zone for lots over 10,000 square feet.
The Applicants also seek a bulk variance from the requirements of Section 34-4.5.i.3 of the Zoning Ordinance regulating Accessory Buildings, to permit an existing shed that is located three (3') feet from the north boundary of the Property, in violation of the required minimum side yard setback of five (5') feet in the R-3 Zone.
Applicants will seek any other variances, waivers or exceptions that are deemed to be necessary in connection with this Application. When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
The Application and supporting materials (including maps and plans) will be available for public inspection at least ten (10) days before the public hearing during normal business hours as set by the Board, at the Board of Adjustment office located at the Ramsey Municipal Building, 33 North Central Avenue, Ramsey, New Jersey.
