NOTICE OF PUBLIC HEARING
Borough of Ridgefield Planning Board
PLEASE TAKE NOTICE that the Borough of Ridgefield Planning Board (the "Board") will hold a public hearing on March 18, 2026 at 7:00 pm at the Borough of Ridgefield Municipal Complex, located at 700 Shaler Boulevard, Ridgefield, New Jersey 07657, to review and take formal action upon an application for preliminary and final major site plan approval, use variance approval and bulk variance and design waiver/exception relief (the "Application") by Autotowns Corp. (the "Applicant") with respect to property having a street address of 733 Grand Avenue, Ridgefield, New Jersey and being designated as Block 1103, Lot 23, on the Borough of Ridgefield Tax Map (the "Property"). The Property is located in the R-SR-Townhouse/Senior Hosing Zoning District in the Borough of Ridgefield.
The Applicant seeks approval to raze the Property and to construct a one-story car wash that contains a drive through which leads to a three (3) bay car washing tunnel(s) with related site improvements, including, but not limited to, grading, drainage, utility infrastructure, lighting, parking, office and customer area, mechanical room and landscaping.
The Applicant seeks use variance approval pursuant to N.J.S.A. 40:55D-70(d)(1) for a proposed car wash where the same is not permitted in the R-SR Zone.
The Applicant further seeks bulk variance and design waiver/exception relief in connection with the Application, including: (i) Lot width less than required (1,500 ft. required; 128.9 ft. existing and proposed); (ii) Providing parking spaces in the front yard where the same is not permitted; (iii) Driveway width greater than permitted (12 ft. permitted; 18 ft. proposed); (iv) Number of driveways greater than permitted (1 driveway per lot permitted; 2 driveways proposed); (v) Driveway curb opening width greater than permitted (15 ft. permitted; 28.2 ft. proposed); (vi) Front yard masonry wall height greater than permitted (3 ft. permitted; 8.5 ft. proposed); and (vii) Number of off-street parking spaces less than required, if deemed necessary.
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, interpretations, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. Formal action by the Board may be taken. The public hearing may be continued by the Board to a subsequent date or dates by way of public announcement made at the public hearing either with or without further published notice, as the Board may determine.
The Application and supporting materials (including maps and plans) will be available for public inspection, at least 10 days prior to the public hearing at the Office of the Board, located at the Borough of Ridgefield Municipal Complex, 700 Shaler Boulevard, Ridgefield, New Jersey 07657, during regular business hours.
