NOTICE OF PUBLIC HEARING
Borough of Somerville Zoning Board of Adjustment
PLEASE TAKE NOTICE that the Borough of Somerville Zoning Board of Adjustment (the "Board") will hold a public hearing on May 20, 2026 at 7:00 pm at the Borough of Somerville Civic Center, located at 24 Robeson Street, Somerville, New Jersey 08876, to review and take formal action upon an application for preliminary and final major site plan approval along with use variance and bulk variance and design waiver/exception relief (the "Application") by NAN Realty Holdings, LLC (the "Applicant") with respect to property having a street address of 79 Route 206, Somerville, New Jersey and being designated as Block 124, Lot 1.01, on the Borough of Somerville Tax Map (the "Property"). The Property is located in the B-6 Zoning District in the Borough of Somerville.
The Applicant seeks approval to demolish the existing structures on the Property and to construct a five (5)-story self-storage facility, measuring approximately 85,740 sq. ft., along with related site improvements, including, but not limited to, off-street parking lots, striping, curbing, lighting, landscaping, utility services and stormwater management.
The Applicant seeks bulk variance and design waiver/exception relief in connection with the Application, including: (i) Front yard setback less than required (150 ft. required; 28.2 ft. proposed); (ii) Side yard setback less than required (64 ft. (equal to building height) required; 23 ft. proposed); (iii) Parking and loading area setback less than required (50 ft. from Route 206 Right-of-Way required; 28.3 ft. proposed); (iv) Number of parking spaces less than required (121 parking spaces required; 14 parking spaces proposed); (v) Illumination levels for vehicle use areas less than required (1.0 footcandles required; 0.1 footcandles proposed); and (vi) Illumination levels for vehicle use areas less than required (3:1 uniformity ratio required; 15:1 uniformity ration proposed).
The Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(1) for a proposed self-storage facility within the B-6 Zone where such use is not permitted.
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. Formal action by the Board may be taken. The public hearing may be continued by the Board to a subsequent date or dates by way of public announcement made at the public hearing either with or without further published notice, as the Board may determine.
The Application and supporting materials (including maps and plans) will be available for public inspection, at least 10 days prior to the public hearing at the Office of the Board which is located at the Borough of Somerville Borough Hall, located at 25 West End Avenue, Somerville, New Jersey 08876, during regular business hours.
