NOTICE OF PUBLIC HEARING -CITY OF BUCKEYE
NOTICE IS HEREBY GIVEN that the City of Buckeye Planning and Zoning Commission will hold a public hearing on Tuesday, November 25, 2025 and the Buckeye City Council public hearing on December 16th, 2025, to be held at the City Council Chambers, located at 530 E Monroe Avenue at 6:00 p.m., for the purpose of hearing all persons for or against the following request:
Case No PLZZ-25-0001 by Alan Beaudoin, Norris Design for rezoning of 64.45 acres from City of Buckeye Planned Community (PC) to Planned Area Development (PAD) within the City of Buckeye. A PAD establishes a zoning district that defines all land uses, development standards, and design provisions within a project narrative administered by the City of Buckeye. It promotes efficient land use, community character, and integrated design with enhanced amenities beyond standard development. If any conflict occurs between the Buckeye Development Code (BDC) and this PAD, the standards outlined in the PAD will take precedence. The Coyote Crest PAD supports development of the property while implementing the vision and design guidelines for the community. Land uses proposed within the Coyote Crest PAD supports the development of a future residential community that includes a total of 901 residential units with a blended density of 14.14 dwelling units per acre, consisting of detached cottages, duplexes, and garden apartments. Development standards include building heights, setbacks, parking requirements, and other provisions that guide the future development proposal The PAD narrative further outlines the community's architectural character, landscape design standards, approved plant palette, color and material references, and modifications to infrastructure and public facilities that will guide the overall quality and identity of the development.
The property is generally located at the southwest corner of the Roosevelt Street and Rainbow Road alignments.
