NOTICE OF PUBLIC HEARING
City of Englewood Zoning Board of Adjustment
PLEASE TAKE NOTICE that the City of Englewood Zoning Board of Adjustment (the "Board") will hold a virtual public hearing on July 16, 2026 at 8:00 PM to review and take formal action upon an application for preliminary and final major site plan approval along with use variance and bulk variance and design waiver/exception relief (the "Application") by 109 West Englewood LLC (the "Applicant") with respect to property having a street address of 109 West Englewood Avenue, Englewood, New Jersey 07631 and being designated as Block 2303, Lot 19, on the City of Englewood Tax Map (the "Property"). The Property is located in the RMA Zoning District.
The Applicant proposes to demolish the existing site improvements and to construct a new four (4) story residential building containing ten (10) dwelling units, along with related site improvements, including but not limited to, parking, lighting, landscaping, and stormwater management.
The Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(4) for floor area ratio ("FAR") greater than permitted (0.33 FAR permitted; 1.35 FAR proposed).
The Applicant also seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(5) for density greater than permitted (12 du/acre permitted; 55.3 du/acre proposed).
The Applicant also seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (35 ft. permitted; 42.92 ft. proposed).
To the extent necessary, the Applicant also seeks use variance relief pursuant to N.J.S.A 40:55D-70(d)(1) for the proposed use not permitted in the Zone.
The Applicant also seeks bulk variance and design waiver/exception relief pursuant to 40:55D-70(c), including: (1) number of stories greater than permitted (3 stories permitted; 4 stories proposed); (2) side yard setback less than required (35 ft. required; 4 ft. proposed); (3) rear yard setback less than required (40 ft. required; 17.7 ft. proposed); (4) landscape buffer to residential less than required (15 ft. required; 4 ft. and 10 ft. proposed); (5) landscape buffer to non-residential less than required (8 ft. required; 4 ft. proposed); (6) impervious coverage greater than permitted (67% permitted; 74.5% proposed); (7) building coverage greater than permitted (22% permitted; 58.1% proposed); (8) open space less than required (4,000 sq. ft. [400 sq. ft. per du]; 2,005 sq. ft. proposed); (9) parking less than required (14 spaces required; 7 spaces proposed); (10) two or more units without a façade break where same is not permitted; (11) Lot area less than required (40,000 sf required; 7,877 sf existing/ proposed); and (12) Lot frontage less than required (150 ft. required; 50 ft. existing/ proposed).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, use variances, conditional use variances, variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
The public hearing will be held by online/virtual means and telephonically only. Participating via online/virtual means or telephonically is free of charge to the public. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.

The Application and supporting materials (including maps and plans) will be available for public inspection free of charge to the public by going to the following webpage: http://www.cityofenglewood.org/ (under Government > Board of Adjustment Applications) at least ten (10) days before the public hearing. Additionally, the Application and supporting materials (including maps and plans) will be available for public inspection free of charge to the public at the City of Englewood Municipal Building in the Building Department, located at 2-10 North Van Brunt Street, Englewood New Jersey 07631, by appointment only.
