NOTICE OF PUBLIC HEARING
City of Hoboken Zoning Board of Adjustment
PLEASE TAKE NOTICE that the City of Hoboken Zoning Board of Adjustment (the "Board") will hold a public hearing at a special meeting of the Board on September 30, 2025 at 7:00 PM at the City of Hoboken City Hall, located at 94 Washington Street, Hoboken, New Jersey 07030, to review and take formal action upon an application for minor site plan approval along with conditional use approval, use variance, bulk variance and design waiver/exception relief (the "Application") by Onomar, LLC (the "Applicant") with respect to properties having street addresses of 201 & 203 Adams Street, Hoboken, New Jersey 07030 and being designated as Block 41, Lots 1 & 2, respectively, on the City of Hoboken Tax Map (the "Property"). The Property is located in the R-2 District in the City of Hoboken.
The Applicant proposes to demolish the existing site improvements and to construct a mixed-use development consisting of six (6) residential dwelling units and approximately 1,135 sq. ft. of commercial/retail/Class III Restaurant space on the Property, along with related site improvements, including, but not limited to, parking and stormwater management infrastructure.
The Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (40 ft. above Design Flood Elevation ("DFE") permitted; 45 ft. above DFE proposed).
The Applicant also seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70(c) and design waiver/exception relief, including: (i) Lot coverage greater than permitted (60% permitted; 100% proposed); (ii) Rear yard setback less than required (30 ft. required; 0 ft. proposed); (iii) Aggregate roof appurtenance coverage greater than permitted (10% permitted; 21.3% proposed); (iv) Façade masonry less than required (75% required; 17.5% on Adams Street proposed); and (v) Façade masonry less than required (75% required; 31.5% on 2nd Street proposed).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
