NOTICE OF PUBLIC HEARING
CITY OF LONG BRANCH ZONING BOARD
MONMOUTH COUNTY, NEW JERSEY
PLEASE TAKE NOTICE that Preciosa and Marcel Vieira (the "Applicants") have submitted an application (ZB 26-11) to the City of Long Branch Zoning Board seeking a Certificate of Nonconformity to maintain a two-family dwelling in the R-5 Zone.
The property is located at 139 Sixth Avenue, Long Branch, New Jersey, and is known as Block 323, Lot 9 (the "Property"), as shown on the Tax Maps of the City of Long Branch. The Property is located within the R-5 One- to Four-Family Residential Zone District.
The Applicants request that the application be deemed to include any and all interpretations, bulk variances, additional approvals, design waivers, submission waivers, deviations, or exceptions that may be determined necessary during the review and processing of this application, whether requested by the Zoning Board or otherwise required.
PLEASE TAKE FURTHER NOTICE that a public hearing on this application will be held on Monday, August 10, 2026, at 7:00 P.M. before the Zoning Board of Adjustment, in the Council Chambers, City Hall, 344 Broadway, Long Branch, New Jersey 07740.
PLEASE TAKE FURTHER NOTICE that any interested party may appear at said hearing and participate either in person or through an attorney. Objections, comments, and/or questions regarding the application will be heard at that time.
Interested parties may submit exhibit materials to the Board Secretary no later than twenty-four (24) hours prior to the hearing date and time. Exhibit materials may be submitted via email to ebrachman@longbranch.org.
For those wishing to review paper copies of the application materials, they will be available between 8:30 A.M. and 4:30 P.M., Monday through Friday, in the Planning & Zoning Office located at the Long Branch Municipal Building, 344 Broadway, Long Branch, New Jersey 07740.
