NOTICE OF PUBLIC HEARING
CITY OF PATERSON
ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that on December 4, 2025, at 7:30 p.m. in the Council Chambers located at City Hall, 155 Market Street, Third Floor, in Paterson, New Jersey 07505 the City of Paterson Zoning Board of Adjustment ("the Board") will hold a live, in-person, Public Hearing on the application filed by Atlantic Plus Realty Group, LLC, ("the Applicant") seeking Preliminary and Final Site Plan Approval with bulk and use variance relief and any other relief the Board may deem necessary to construct a four-story multi-family residential building with off-street parking located beneath the building on the property located at 318-322 Atlantic Street, Paterson, New Jersey, and for an additional off-street parking lot on property located at 317-319 Atlantic Street, Paterson, New Jersey.
The properties to be considered by the Board for this application are identified on the Official Tax Map for the City of Paterson as Block 6811, Lots 6-10, bearing the address of 318-322 Atlantic Street; and Block 6801, Lots 25-26, bearing the address of 317-319 Atlantic Street The properties are located within R-3 Zone and the B-2 Zone respectively.
The Applicant is requesting the Board grant the following relief:
Preliminary and Final Site Plan approval;
Variances for Block 6801, Lots 25-26
1. D(1) Use Variance for parking lot
2. Variance for Minimum Parking Space Size of 8.75' width where 9' width is required
3. Variance for Minimum Parking Distance from Property Line of 0.6' where 3' is required
Variances for Block 6811, Lots 6-10
4. Variance for minimum front yard set back of 5' where 25' is required
5. Variance for minimum side yard setback (one) of 0.0' where 15' is required
6. Variance for minimum side yard setback (both) of 3' where 30' is required
7. Variance for minimum rear yard set back of 9' where 20' is required
8. D(5) Variance for Density of 38 units where maximum 23 units is permitted
9. D(4) Variance for Floor Area Ratio of 3.39 where 1.4 is permitted
10. Variance for maximum lot coverage of 83.74% where maximum 20% is permitted
11. Variance for minimum open space of 8,309 sq. ft. where 8,900 sq. ft. is required
The Applicant also requests waivers from checklist items, if any, that have not been supplied and further relief, if necessary, from any and all variances, approvals, waivers and/or exemptions from any applicable provision of the Municipal Code of the City of Paterson necessary for approval of the application.
Any interested party may appear at said hearing and participate therefore in accordance with the rules of the CITY OF PATERSON ZONING BOARD OF ADJUSTMENT and/or the provisions of the New Jersey Municipal Land Use Law, N.J.S.A 40:55D-70, et seq. Continuation of said hearing, if necessary, will be scheduled at that time. If not continued, a vote may be taken at said meeting.
Copies of all documents, including maps, plans, etc., related to this application are available for public inspection in the office of the Division of Planning and Zoning, 4th Floor, 125 Ellison Street, Paterson, New Jersey 07505 during the normal business hours of 8:30 a.m. to 4:30 p.m., Monday through Friday. This Notice is being published by the Applicant as required by the New Jersey Municipal Land Use Law (N.J.S.A. 40: 550-10 and 12, et seq.). When this matter is called, you may appear either in person, by agent, or attorney and present any objection you may have to the granting of this Application.
