FORT LEE ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that Jessica Abergel Nor, Ariel Realty, LLC & 1567 Aston Terrace, LLC, will make application before the Zoning Board of Adjustment of the Borough of Fort Lee (herein as the "Board") at its regularly scheduled meeting on the 23rd day of June 2026 at 7:30 p.m. at the Fort Lee Municipal Building, Council Chambers, located at 309 Main Street, Fort Lee, New Jersey for minor subdivision approval, site plan approval and variance relief, as well as any and all other relief required by the Ordinances of the Borough of Fort Lee.
The properties which comprise the subject matter of this application are known as 1557 Aston Terrace, 1563 Aston Terrace & 1567 Aston Terrace, Fort Lee, New Jersey also known and designated as Lots 3, 4 & 5 in Block 3854, as shown on the tax assessment maps of the Borough of Fort Lee. The property is located within the R2 Zoning District. The Applicant proposes to subdivide the properties into three (3) lots and construct a two unit dwelling upon each newly created lot. The applicant shall seek minor subdivision approval, site plan approval as well as variance relief as follows:

The Applicant proposes to construct a two unit dwelling upon the property. The applicant shall seek plot plan approval as well as variance relief as follows: Use: Applicant proposes two (2) dwelling units, where applicable ordinances prescribes one (1) dwelling unit; Lot Depth: Applicant proposes a lot depth of 95 feet, where applicable ordinances prescribes a lot depth of 100 feet; Lot Area Per Dwelling Unit: Applicant proposes a lot area per dwelling unit of 2,500 square feet, where applicable ordinances prescribes a lot area per dwelling unit of 5,000 square feet; Lot Coverage: Applicant proposes a lot coverage of 48.70%, where applicable ordinances prescribes a lot coverage of 40%; F.A.R. The applicant shall also seek such other variances and/or waivers of design standards as required by the Borough of Fort Lee, its engaged consultants and applicable Ordinances of the Borough Fort Lee, including but not limited to, a continuation of all pre-existing nonconforming conditions, where applicable.
In addition to foregoing described approvals, the Applicant will also seek the Board's approval for any and all exceptions, waivers, variances and other incidental relief , including checklist waivers, that may be required or deemed necessary by the Board and/or it's professionals after or during its review of the application, together with any further relief that may be deemed necessary by the Applicant during the hearing process, including that which may be generated by way of revised plans and submissions of same.
Measurements, percentages and other calculations provided in this notice are in accordance with development plans filed with the application. Please note that to the extent plan and/or application revisions are made during the hearing process, these measurements, percentages and other calculations will likely change, as will the associated relief required. The Applicant reserves the right to amend its application accordingly.
Any interested party may appear at said hearing and participate therein in person or by agent or attorney and present any objections which you may have to the application and the granting of the relief sought in the application.
