NOTICE OF PUBLIC HEARING
GLOUCESTER TOWNSHIP PLANNING BOARD
PLEASE TAKE NOTICE that on October 28, 2025 at 7:00 p.m., and thereafter on such date(s) as the hearing may be continued, the Gloucester Township Planning Board (the "Board") will hold a public hearing at the Gloucester Township Municipal Building, located at 1261 Chews Landing Road, Laurel Springs, New Jersey 08021 (the "Hearing") on the application of Tractor Supply Company (the "Applicant") for preliminary and final major site plan approval and/or amended preliminary and final major site plan approval (the "Application") in connection with property commonly known as 643 Berlin Cross Keys Road and identified as Block 18612, Lot 4.01 on the Official Tax Map of Gloucester Township (the "Property"). The Property, which is comprised of approximately 5.86 acres, is improved with an existing / previously approved one-story retail building and associated site improvements and accessory structures. The Property is situated in the Township's Highway Commercial (HC) Zoning District (the "HC Zone").
The Applicant is the sole tenant of the existing building and previously received Board approval to install a 1,000-gallon bulk propane tank at the site to be utilized in connection with the existing Tractor Supply Co. retail store (Application No. 201050M as memorialized in Resolution No. PB-21-02). The Applicant is proposing to establish a "Garden Center" consisting of approximately 1,600 square feet (40.0' x 40.0') and relocate the location of the previously approved bulk propane tank within an existing fenced in / impervious area adjacent to existing building. Associated improvements include, but are not necessarily limited to, "Garden Center" signage, concrete bollards, new automatic and rolling cantilevered gates, customer wayfinding signage, pavement striping, lighting, and "Veterans and Military Personnel Only" reserved parking signs.
While the Applicant believes that the Application fully conforms with the Gloucester Township Land Use Ordinance and Zoning Code (the "Code"), it also requests any other approvals, design waivers, submission waivers, variances, deviations, interpretations, and/or exceptions from the Code, the General Ordinances of Gloucester Township and/or continuations of any pre-existing non-conforming conditions, previously granted variances, modifications of or relief from prior imposed conditions and other approvals reflected on the filed plans as same may be further amended or revised from time to time without further notice, all as may be determined to be required for the Application during the review and processing of the application, and/or based upon an analysis of the plans and testimony at the public hearing.
When the Application is called, you may appear, in person, or represented by agent or attorney, to make any objections or offer any comments or testimony that you may have to the Application. Interested parties may also retain expert witnesses to present any questions, comments, objections, or testimony regarding the Application. The Board may at its discretion, adjourn, postpone, or continue the hearing from time to time, without additional notice, and you are hereby notified that you should make diligent inquiry of the Board Secretary concerning such adjournments, postponements, or continuations.
The Application and supporting materials (including maps, documents, and plans) are on file and available for public inspection in the Office of Community Development in the Gloucester Township Municipal Building, 1261 Chews Landing Road, Laurel Springs, New Jersey 08021, during that office's regular business hours.
