Notice of Public Hearing
TO WHOM IT MAY CONCERN;
In compliance with the New Jersey Municipal Land Use Law, the General Ordinances of the Township of Union and the Rules and Regulations of the Union Township Planning Board/Board of Adjustment;
PLEASE TAKE NOTICE that on Thursday, October 9, 2025, at 7:00 p.m. in the Meeting Room – Main Level of the Union Township Municipal Building located at 140 Perryville Road, Hampton (Union Township, Hunterdon County), New Jersey, the Union Township Planning Board/Board of Adjustment will hold a public hearing on the application of Howard Jordan Guenther, Jr., and Annette L. Guenther, at which time and place all interested persons will be given an opportunity to be heard in person.
The premises in question is located in the AP-2 (Agricultural Preservation 2) Zone with a portion of the lot being within the Carbonate Drainage Area together with a portion being within the Carbonate Rock District identified on the Union Township, Hunterdon County, tax map as Block 26, Lot 10, located at and having an address of 99 Perryville Road, Pittstown, New Jersey 08867.
The Applicant is seeking approval to construct an 860 SF addition to the existing cottage on the property which will require d(2) use variance relief, pursuant to N.J.S.A. 40:55D-70d, et seq., from Union Township Zoning Ordinance §30-5.4, Number of Principal Buildings Permitted, to permit the expansion of a pre-existing, non-conforming use where two dwelling units exist on the property and only one dwelling unit is permitted. Additionally, Applicant will require variance relief from the Zoning Ordinance, pursuant to N.J.S.A. 40:55D-70c(1) and/or c(2), to the extent necessary to allow the pre-existing, non-conforming chicken coop and goat barn to remain as follows:

At the time of filing of its application, Applicant was not aware of any additional required relief, pursuant to N.J.S.A. 40:55D-70c or 40:55D-70d. However, the Applicant reserves the right to supplement this application and/or seek at the time of hearing such other approvals, interpretations, variances, exceptions, and/or waivers as may be requested or required by the Applicant or the Board.
