NOTICE OF PUBLIC HEARING
NOTICE is hereby given, to all persons interested, that a public hearing will be held by the Zoning Board of Appeals(ZBA), of the village of Cedarville, Illinois, at the Jane Addams Community Center, 430 W. Washington Street, Cedarville, Illinois at 7:00 P.M. on October 15, 2025 for the purpose of the ZBA to consider the application, filed by Greg Nausner, for a change of zoning from residential to commercial for the property located at 125 Stephenson Street, Cedarville, IL 61013. The applicant is requesting to be allowed to conduct a retail business selling swimming pools, hot tubs, chemicals, and related equipment at the property. The legal description of the property is as follows: The South 60 feet of the Lot Two Hundred Three(203) in the village of Cedarville; situated in the Township of Buckey, County of Stephenson, and State of Illinois. Also, lot Two Hundred Thirty Three(233), Two Hundred Thirty Four(234), Two Hundred Thirty Five(235), and a part of Two Hundred Thirty Two(232)of the original town of Harrison(now known as the village of Cedarville) described as follows: Beginning at the Southwest corner of Lot Two Hundred Thirty Five(235)in said original town; running thence North 00 degrees 34' 16" West, a distance of 225.10 feet to a point; thence North 89 degrees 14'12" East, a distance of 182.50 feet to a point; thence South 00 degrees 34' 16" East, a distance fo 226.75 feet to a point on the North line of Woodland Subdivision, as recorded in the Stephenson County Recorder's Office in Book E of Plats, on Page 85; thence South 89 degrees 45'16" West on and along last named line, a distance of 182.50 feet to the point of beginning, all subject to the vacation of Adams Street; situated in the Township of Buckeye, County of Stephenson, and State of Illinois. Tax Parcel Number: 13-09-31-351-021. The foregoing described property has a zoning classification of "R"Residential District and is owned by the applicant and his father, Gerhard Nausner. The ZBA will hear evidence presented on the application and such other matters as may properly come before it.
