NOTICE OF PUBLIC HEARING
LITTLE FALLS TOWNSHIP PLANNING AND ZONING BOARD
PLEASE TAKE NOTICE that in accordance with the requirements of the Little Falls Township Ordinances and New Jersey Municipal Land Use Law N.J.S.A. 40:55D-12, you are hereby notified that Raaz Dispensary LLC has applied to the Little Falls Township Planning and Zoning Board for approval of a conditional use; specifically to operate a small Class 5 Retail Cannabis dispensary at the property specifically located at the former "Liberty Travel" building at 620-640 Rt. 46 East, Block 203, Lot 1 on the tax maps of the Township of Little falls. This application includes an application for a small "man trap" addition to the existing structure to allow for an additional secure entry point and will include the erection of a 6-foot security fence in compliance with township requirements. PLEASE TAKE FURTHER NOTICE that the Applicant is requesting the following variances: permission to have more than one primary use on the property which is occupied by several other structures and businesses in separate structures. The Applicant is also requesting variance from min lot depth, front yard setback, min. side yard setback (one), and min rear yard setback, along with max curb cut length and min. parking setback, along with any other variances, waivers, additional exceptions, sign variances, design waivers, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, other approvals reflected on the plans and all documents submitted prior to the hearing (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the Application by the Board and its professional staff, and permits requested or required by the Zoning Board at the public hearing, this includes, but is not limited to any deviation in measurement requirements, setbacks, proximities, or other measurements that may come to the attention of the filer prior to the public hearing. PLEASE TAKE FURTHER NOTICE that a public hearing on the Application has been scheduled to be heard before the Zoning Board on January 8, 2026 at 7:00 p.m. in Town Hall located at 225 Main Street, Little Falls New Jersey, 07424. The meeting may also be broadcast via live stream on the Township's website. Please note that the livestream is not interactive and you will not be able to participate in the meeting in this format. The live stream is not guaranteed however if it is streamed may be accessed by going to www.youtube.com to the official channel for the Township of Little Falls @littlefallsnjtownship7900 and clicking on "Live Meetings." Once there, click on the link of the meeting you wish to watch. Copies of all Applications, plans and supporting documents will be available for public inspection at least (10) days prior to the public hearing at the Building Department located within the town hall located at 225 Main Street, Little Falls, New Jersey. Any member of the public who wishes to inspect the Applications, plans and supporting documents, but does not have access, may contact James DiMaria to make an appointment to review the Application between the hours of 8:00 a.m. to 3:30 p.m., Monday through Thursday and Friday from 8:00 a.m. – 12:30 p.m..
