NOTICE OF PUBLIC HEARING
Notice is hereby provided that Camden Transformation Partners, LLC ("Applicant") has filed an application for Major Subdivision and Preliminary & Final Site Plan approval with the City of Camden Planning Board. The subject property is identified Block 62, Lots 17, 18, 19 & 20, Block 62.01, Lots 1-4, and Block 62.02, Lots 24 & 25, located between Front & 2nd Streets, and between Centennial & Linden Streets Avenue, Camden, New Jersey (the "Property"). The Property is located in the US University Support Zone in the Downtown Redevelopment Plan.
The Applicant is proposing a subdivision to reconfigure the existing lots into 19 total lots, including 18 building lots and one open space lot, along with a new street and two new alleys. The Applicant is seeking Preliminary and Final Major Subdivision and Site Plan approval for the project. The Applicant is requesting the following variances pursuant to N.J.S.A. 40:55D-70.c from the Design Controls in the US District of the Redevelopment Plan:
-To permit Lot Area of 1,184 sf where 2,000 sf is required;
-To permit Lot Width of 16 feet where 20 feet is required;
-To permit Building Coverage of 80% where 90% is required;
-To permit a Front Yard setback of zero (0) feet where 10 feet is required;
-To permit a Rear Yard setback of zero (0) feet where 5 feet is required;
-To permit Side Yard setback of zero (0) feet;
-Minimum distance of street trees;
-Minimum Handicap Parking Spaces (will comply with ADA);
-From the minimum lighting levels; and
-To permit LED luminaires where high pressure sodium is required.
The Applicant is also requesting the following variances pursuant to N.J.S.A. 40:55D-70.c from the Zoning Ordinance:
From §870-190.B accessory height of structure above grade;From §870-197.F the maximum fence height;From §870-231.b.4 to permit parking stalls of 8' x 22' where 8'x 24' is required;From §870-235.A.6 to permit a driveway to be setback 12 feet from an intersection where 50 feet is required;From §870-235 to permit a driveway to be setback zero (0) feet from a side yard where 10 feet is required;From §870-243.A.15.a from the lighting level requirements;From §870-244 from the minimum buffer requirements;From the Residential Site Improvement Standards ("RSIS") to permit parallel parking spaces to be 8' x 22' where 7' x 23' is permitted; andFrom the RSIS minimum fire lane width requirement. The Applicant will also seek any and all other variances or waivers the Board or its professionals may deem necessary upon review of the Application.
The City of Camden Planning Board will conduct a public hearing on this application on March 12, 2026 at 6:00 p.m. via the Microsoft TEAMS platform. Any interested party may appear at said hearing via TEAMS and participate therein in accordance with the rules of the Planning Board.
