NOTICE OF PUBLIC HEARING
TOWNSHIP OF MONTGOMERY
PLANNING BOARD
PLEASE TAKE NOTICE that AOP Operating Company, LLC (the "Applicant") has filed an application (the "Application") with the Township of Montgomery Planning Board, Somerset County, New Jersey (the "Board"), for preliminary and final major site plan approval with respect to properties located at 39 Cherry Valley Road and 948 Route 206, Montgomery, New Jersey, which are designated as Block 34024, Lots 64 & 65 respectively (f/k/a Block 34001, Lots 64 & 65) on the official tax map of the Township of Montgomery (the "Property"). The Property is located in the REO-3 Zone District.
The Applicant is proposing to construct a portion of the Cherry Valley Connector, which runs through portions of the subject Property. The Cherry Valley Connector is an approved and designated Township Master Plan Roadway intended to provide an alternative connection between Cherry Valley Road and US Route 206. In this regard, the Township secured Right of Way Easement dedications from the owners of both lots. A portion of the Cherry Valley Connector is already constructed within the dedicated Right of Way on the portion of the Property identified as Block 34001, Lot 65 (owned by PSEG). The Deed of Easement for Roadway Purposes granted to the Township permits the construction and use of the remainder of the Cherry Valley Connector Road on the PSEG lot. The Applicant is seeking preliminary and final site plan approval from the Board to permit the construction of the remaining portion of the Cherry Valley Connector as set forth above and in the application.
In addition to the above approvals, the Applicant requests that the Application be deemed amended to include, and that the Board grant any additional approvals, variances, exceptions, deviations, or waivers determined to be necessary or desirable in the review and processing of this application, whether requested by the Applicant, the Board or otherwise.
A public hearing on said application will be held by the Board on March 23, 2026, at 7:00 p.m., at the Township Municipal Building Meeting Hall, 100 Community Drive, Skillman, New Jersey 08558 at which time any interested party may appear, if they so desire, either in person or by attorney and ask questions, cross examine witnesses and present testimony and any comments they may have with respect to the Application.
All maps and documents relating to the Application are on file in the office of the Secretary of the Planning Board in the Township Municipal Building, 100 Community Drive, Skillman, New Jersey at least ten (10) days prior to the hearing and are available for public inspection during regular municipal hours.
This notice is being sent to you by the Applicant as required by the Municipal Land Use Law (N.J.S.A. 40:55D-10 and 12).
