NOTICE OF PUBLIC HEARING
ZONING BOARD OF ADJUSTMENT FOR THE BOROUGH OF BELMAR
PLEASE TAKE NOTICE that the Zoning Board of Adjustment for the Borough of Belmar (the "Zoning Board") will hold a public meeting on Thursday, May 28, 2026 at 6:00 P.M. in the Borough of Belmar Municipal Building, 601 Main Street, Belmar, NJ 07719, to review and take formal action on the application, as amended (the "Application"), filed by John and Sheila O'Connor (the "Applicant") with respect to the property located at 417 South Lake Drive, Belmar, New Jersey 07719, and designated on the official tax maps as Block 83, Lot 9 (the "Property").
The Applicant is seeking approval to construct an approximately 180 sq. ft. addition to the single-family home on the Property (the "Project"). The Property is located in the R-75 Single-Family Residential Zoning District (the "R-75 Zone"). The Applicant is seeking bulk variance relief in connection with the Project to permit the following: (i) an approximately 9.08 ft. front yard setback from South Lake Drive, where 20 ft. is required; (ii) an approximately 18.08 ft. rear yard setback, where 40 ft. is required; (iii) building coverage of approximately 31.04% (1,980 sq. ft.), where 30% is permitted; and (iv) impervious coverage of approximately 68.82% (4,390 sq. ft.), where 55% is permitted.
The Applicant also seeks certain waivers and any additional exceptions, waivers, design waivers, variances, interpretations, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions, and other approvals reflected on the filed plans (as same may be amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the Application by the Zoning Board and its professional staff.
Any interested party may attend on the above date and location in person or by attorney and be heard with reference to the Application. A copy of the Application, including any maps, plans and documents relating thereto, will be available for inspection by the public at least ten (10) days prior to the hearing at the Office of the Zoning Board Secretary located at 601 Main Street, Belmar, NJ 07719, Monday through Friday, from 9:00 am to 4:30 pm.
PLEASE TAKE FURTHER NOTICE that the Board may, at its discretion, adjourn, postpone, or continue said hearings from time to time and you are hereby notified that you should make diligent inquiry of the Zoning Board's office concerning adjournments, postponements, or continuations.
