NOTICE OF PUBLIC HEARING FOR A VOLUNTARY ANNEXATION TO THE CITY
OF MEXICO BEACH, A SMALL SCALE PLAN AMENDMENT TO THE CITY OF
MEXICO BEACH FUTURE LAND USE MAP IN COMPREHENSIVE PLAN, AND AN
AMENDMENT TO THE ZONING DISTRICT MAP
The Planning & Zoning Board of the City of Mexico Beach will
conduct a public hearing in the Public Works Building, located at
1113 22nd Street, Mexico Beach, Florida, on Monday, June 1, 2026,
at 6:00 p.m., or as soon thereafter as the issue may be heard, to
consider and make a recommendation to the City Council for the
annexation of approximately 2.5 acres of property located at 5300
Highway 98, Mexico Beach, Florida (Parcel Identification Number
04102-040-000) as depicted below ("Property"), for the proposed
small scale plan amendment to the Comprehensive Plan Future Land
Use Map relating to a land use change from Bay County Mixed Land
Use (BC) to City of Mexico Beach General Commercial of said
Property, and for a change in the Zoning District Map to assign a
zoning district of General Commercial to said Property. The City
Council of the City of Mexico Beach will conduct a public hearing
in the Public Works Building, located at 1113 22nd Street, Mexico
Beach, Florida, on Tuesday, June 9, 2026, at 9:00 a.m., or as soon
thereafter as the issue may be heard, to consider the annexation
of the Property, to consider a proposed small scale plan amendment
to the Comprehensive Plan Future Land Use Map for a land use change
from Bay County Mixed Land Use (BC) to City of Mexico Beach General
Commercial of said Property, and for a change in the Zoning
District Map to assign a zoning district of General Commercial to
said Property; and a second public hearing at the same location on
Tuesday, June 23, 2026, at 9:00 a.m., or as soon thereafter as the
issue may be heard, to consider the annexation of the Property, to
consider a proposed small scale plan amendment to the Comprehensive
Plan Future Land Use Map relating to a land use change from Bay
County Mixed Land Use (BC) to City of Mexico Beach General
Commercial of said Property, and for a change in the Zoning
District Map to assign a zoning district of General Commercial to
said Property.
The purpose of the Public Hearings is to receive comments and make
decisions regarding the above matters.
The annexation will be accomplished by adoption of an Ordinance
set forth by title as follows:
ORDINANCE NO. 886
AN ORDINANCE OF THE CITY OF MEXICO BEACH, FLORIDA,
PROVIDING FOR THE VOLUNTARY ANNEXATION OF APPROXIMATELY
2.5 ACRES BEING PARCEL IDENTIFICATION NO. 04102-040-000;
PROVIDING A LEGAL DESCRIPTION OF THE LANDS TO BE ANNEXED,
MORE SPECIFICALLY DESCRIBED AND DEPICTED IN THIS
ORDINANCE, AS PETITIONED BY THE PROPERTY OWNER PURSUANT
TO SECTION 171.044, FLORIDA STATUTES; PROVIDING FOR THE
REDEFINING OF THE CITY BOUNDARIES TO INCLUDE SAID LANDS;
MAKING CERTAIN FINDINGS; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH; PROVIDING FOR SEVERABILITY; AND
PROVIDING FOR AN EFFECTIVE DATE.
The Small Scale/Zoning Amendment will be accomplished by adoption
of an Ordinance set forth by title as follows:
ORDINANCE NO. 887
AN ORDINANCE OF THE CITY OF MEXICO BEACH, FLORIDA,
AMENDING THE COMPREHENSIVE PLAN FUTURE LAND USE MAP;
REDESIGNATING A PARCEL OF PROPERTY CONSISTING OF
APPROXIMATELY 2.5 ACRES BEING PARCEL IDENTIFICATION NO.
04102-040-000 FROM BAY COUNTY MIXED LAND USE (BC) TO
MEXICO BEACH GENERAL COMMERCIAL; PROVIDING FOR
SCRIVENER'S ERRORS AND LIBERAL CONSTRUCTION; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
The Zoning District Amendment will be accomplished by adoption of
an Ordinance set forth by title as follows:
ORDINANCE NO. 888
AN ORDINANCE OF THE CITY OF MEXICO BEACH, FLORIDA,
AMENDING THE ZONING MAP; DESIGNATING A PARCEL OF
PROPERTY CONSISTING OF APPROXIMATELY 2.5 ACRES BEING
PARCEL IDENTIFICATION NO. 04102-040-000 AS MEXICO BEACH
GENERAL COMMERCIAL; PROVIDING FOR SCRIVENER'S ERRORS AND
LIBERAL CONSTRUCTION; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE DATE.

A complete legal description by metes and bounds and a copy of the
annexation Ordinance No. 886, the land use amendment (Ordinance
No. 887) and the zoning district amendment (Ordinance No. 888) are
available for review at the office of the City Clerk at the City
of Mexico Beach City Hall, 201 Paradise Path, Mexico Beach,
Florida.
All interested parties are invited to attend the public hearings
and comment upon the proposed action or to submit their comments
in writing to the City Council prior to the date of the Public
Hearings.
Please be advised that if a person decides to appeal any decision
made with respect to any matter considered at these hearings, such
person will need a record of the proceedings, and for this purpose
such person may need to ensure that a verbatim record of the
proceedings is made, which record includes the testimony and
evidence upon which the appeal is based. The City of Mexico Beach
does not provide or prepare such record pursuant to Section
286.0105 of the Florida Statutes.
