NOTICE OF PUBLIC HEARING
IN THE MATTER OF THE APPLICATION OF: KEVIN BUDGE, OWNER OF PREMISES KNOWN AS BLOCK 18 LOT 25 AND BLOCK 18 LOT 8 ON THE OFFICIAL TAX MAP OF THE BOROUGH OF KEANSBURG.
PLEASE TAKE NOTICE that the KEANSBURG PLANNING BOARD OF ADJUSTMENT will hold a public hearing on June 8, 2026, at 6:00 p.m. in the Council Chambers of the Municipal Building located at 29 Church Street, Keansburg, NJ, to consider the application of the referenced applicant for premises designated as Block 18 Lot 25 and Block 18 Lot 8 on the official tax map of the BOROUGH OF KEANSBURG, which said premises are located at/more commonly known as Bayview Avenue, Keansburg, New Jersey 07734 and 28 Seaview Avenue, Keansburg, New Jersey 07734. Said premises are located in the R-5A zone.
TAKE FURTHER NOTICE that the Applicant seeks to subdivide the subject premises for which the two (2) Lots may have legally/functionally merged (into one (1) Lot) under Doctrine of Merger.
TAKE FURTHER NOTICE that the Applicant seeks variances from the bulk zoning requirements set forth in the R-5A Residential Zone of the Borough of Keansburg Land Development Ordinance so as to permit:
1) Minimum Lot Area: 5,000 sq. ft., whereas 2,500 sq. ft proposed for each new lot;
2) Minimum Lot Frontage: 50 feet required, whereas 25 feet proposed for each new lot;
3) Minimum Side Yard Setback: 7.5 feet each side and 15 feet total (both) required, whereas 0.30 feet each side and 4.5 feet total for lot 8.01 and 4.5 feet each side and 9 feet total for lot 25.01 proposed;
4) Minimum Building Coverage: 25% required, whereas 48% for lot 8.01 and 31.3% for lot 25.01 is proposed;
5) Maximum Lot Coverage: 50% required, whereas 61.9% for lot 8.01 proposed;
6) Building Height/Number of Stories: maximum permitted: Two and One-half (2 ½) stories and 35 ft, and 3 stories proposed; and
7) Applicant further seeks any and all other variances as may be required for the application here at issue,
on the premises located at Bayview Avenue, Keansburg, New Jersey 07734, Block: 18 Lot: 25 and 28 Seaview Avenue, Keansburg, New Jersey 07734, Block 18, Lot 8.

Any interested persons may have an opportunity to be heard at the hearing on this matter.
