NOTICE OF PUBLIC HEARING
Notice is hereby given that Kim and Bart Bargiel ("Applicants"), have requested a public hearing before the Borough of Allendale Land Use Board on June 17, 2026 at 7:00 PM at the Allendale Municipal Building, located at 500 West Crescent Avenue, Allendale, New Jersey, 07401. This hearing is pursuant to the land use application seeking variance relief in connection with improvements to the Applicants' existing single-family residential property located at 138 Crescent Place, Borough of Allendale, Bergen County, New Jersey, and identified on the Borough Tax Map as Block 301, Lot 38.02 ("Property").
The Property presently exists as a single-family residence that includes existing front steps constructed contemporaneously with the original dwelling. The Applicants propose to construct a covered roof/portico over the existing front steps. The existing front steps are located within an existing non-conforming front yard setback of approximately 35.1 feet, whereas a minimum front yard setback of 40 feet is presently required pursuant to § 270-54B of the Borough Code of the Borough of Allendale.
Accordingly, the Applicants seek bulk variance relief pursuant to the Municipal Land Use Law, N.J.S.A. 40:55D-70(c), in connection with the existing and proposed front yard setback condition associated with the proposed portico improvement.
At the time and place scheduled for hearing, as stated above, any interested party may appear either in person or by attorney and present any comments or objections regarding the application.
All documents and materials relating to this application are on file with the Borough Clerk and are available for public inspection during normal business hours between 9:00 a.m. and 4:30 p.m. at the Allendale Municipal Building, 500 West Crescent Avenue, Allendale, New Jersey 07401.
