NOTICE OF PUBLIC HEARING TO ENACT PROPOSED ORDINANCE NO. 285 TAKE NOTICE that the Paradise Township Board of Supervisors will hold a public hearing on Monday, May 4, 2026, at 7:00 p.m., for the purpose of enacting proposed Ordinance No. 285, which Ordinance will amend Chapter 131 Subdivision and Land Development by adding new provisions for buffers. The hearing will be convened during the regular meeting of the Board of Supervisors, which starts at 6:00 p.m., at the Paradise Township Municipal Building, 5912 Paradise Valley Road, Paradise Valley, PA. After the hearing and during the continuance of the regular meeting, the Board will consider, if in order, the passage of Ordinance No. 285 as well as other business coming before the Board at that time. In lieu of the full text of the proposed Ordinance No. 285, the following summary is provided: ORDINANCE NO. 285 AN ORDINANCE OF THE TOWNSHIP OF PARADISE, MONROE COUNTY, PENNSYLVANIA, AMENDING CHAPTER 131 SUBDIVISION AND LAND DEVELOPMENT BY DELETING AND RESTATING §131-34.A BUFFER REQUIREMENTS, §131-34.B PLANNING MATERIALS, §131-34.C BUFFER TYPES, AS FOLLOWS: 1) REORGANIZING EXISTING PROVISIONS OF §§131-34.A, B, AND C FOR CLARITY; 2) INCLUDING REQUIREMENTS FOR PLAN PREPARATION; 3) INCORPORATING SPECIES INDEX IN APPENDIX I; 4) ESTABLISHING BUFFER BOUNDARIES BASED ON LAND USE CLASS; 5) ESTABLISHING RESPONSIBILITY FOR MAINTAINING BUFFERS AND VISUAL SEPARATIONS; 6) DEVELOPING STANDARDS AND SPECIFICATIONS FOR NURSURY STOCK, MINIMUM REQUIREMENTS FOR HEIGHT SPREAD AND CALIBER, MULCH DEPTH; 7) REQUIRING TWO-SEASON GUARANTEE OF BUFFER MATERIALS; 8) ESTABLSIHING NOTES FOR LANDSCAPE PLANS; 9) ESTABLISHING BUFFER TYPES INCLUDING WIDTH AND DEPTH OF BUFFER AND DENSITY OF PLANTINGS; 10) ESTABLISHING REQUIREMENTS FOR 100-FOOT WIDE RAISED BUFFER INCLUDING CONSTRUCTION, PLANTINGS, DRAINAGE, BERM SLOPE, AND VEGETATION; AND 11) ADDING PROVISIONS FOR SEVERABILITY, REPEALER, AND AN EFFECTIVE DATE.
