NOTICE OF PUBLIC HEARING
TOWNSHIP OF MORRIS BOARD OF ADJUSTMENT
MORRIS COUNTY, NEW JERSEY
PLEASE TAKE NOTICE that a meeting of the Township of Morris Board of Adjustment will be held on July 27, 2026 at 7:00 P.M. in person and viewable via Zoom in the Municipal Building, 50 Woodland Avenue, Township of Morris, New Jersey, at which meeting the application of Jennifer Shenise for permission to: Remove the front vestibule and add a front porch. Add rear addition atop roof of existing rear addition.
Said property is known as Block 7310, Lot 17 on the Official Tax Map of the Township of Morris and is located at the following street address: 43 Fanok Road.
The Board of Adjustment is being asked to grant the following variances from the provisions of the Municipal Land Use Law and/or Township Ordinances:
Ordinance Section: 95-28 Area, Bulk, and Yard Requirements
Applicant proposes construction of a front yard porch as well a rear yard second floor addition, attached to a lawfully existing, non-conforming single-family dwelling. The subject property and existing dwelling have the following non-conformities with the RA-15 Single Family Zone;
Lot Area = 8,887 square feet, where 15,000 square feet is required;Lot Width = 50 feet, where 100 feet is required;Side Yard Setback (left) = 11.2 feet, where 20 feet is required;Side Yard Setback (right) = 12 feet, where 20 feet is required; andSide Yard Setback (combined) = 23.2 feet, where 50 feet is required; andFront Yard Setback = 25 feet where 50 feet is required.
The proposed front yard porch exacerbates the existing non-conforming Side Yard Setbacks (left, right, and combined), as well as the Front Yard Setback requiring variance relief. The following setbacks are proposed to the front yard porch;
Side Yard Setback (left) = 11.2 feet, where 20 feet is required;Side Yard Setback (right) = 14, where 20 feet is required; andSide Yard Setback (combined) =25.2 feet, where 50 feet is required.
The proposed rear yard second floor addition exacerbates the existing non-conforming Side Yard Setbacks (left, right, and combined) requiring variance relief. The following setbacks are proposed to the rear yard second floor addition;
Side Yard Setback (left) = 11.2 feet, where 20 feet is required;Side Yard Setback (right) = 14 feet, where 20 feet is required; and
Side Yard Setback (combined) = 25.2 feet, where 50 feet is required.
The applicant will also seek any additional variances and/or waivers which may be deemed necessary at the time of the hearing.
