NOTICE OF PUBLIC HEARING
Township of Wyckoff Zoning Board of Adjustment
PLEASE TAKE NOTICE that the Township of Wyckoff Zoning Board of Adjustment (the "Board") will hold a public hearing on September 18, 2025 at 8:00 PM at the Township of Wyckoff Memorial Town Hall, located at 340 Franklin Avenue, Wyckoff, New Jersey 07481, to review and take formal action upon an application for bulk variance and design waiver/exception relief (the "Application") by Robert and Zoe Johannemann (the "Applicant") with respect to property having a street address of 180 Hillcrest Avenue, Wyckoff, New Jersey 07481 and being designated as Block 395, Lot 29, on the Township of Wyckoff Tax Map (the "Property"). The Property is located in the RA-25 Zone.
The Applicant seeks approval to demolish a portion of the existing single-family residence on the Property and to construct a two (2)-story addition thereto, along with related site improvements, on the Property.
In connection with the Application, the Applicant seeks bulk variance and design waiver/exception relief, including: (i) Front yard setback (Short St.) less than required (40 ft. required, 26.05 ft. existing; 21.3 ft. proposed); and (ii) Number of stories greater than permitted (2.5 stories permitted; 3 stories proposed).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments, questions and/or evidence which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
The Application and supporting materials (including maps and plans) will be available for public inspection, at least ten (10) days before the public hearing in the Office of the Board, located in Room 110 at the Township of Wyckoff Memorial Town Hall, 340 Franklin Avenue, Wyckoff, New Jersey 07481, during regular business hours, which are typically Monday through Friday, between the hours of 9:00 AM to 4:00 PM. Members of the public may contact the Board Secretary/Land Use Administrator, Maureen Mitchell, at (201) 891-7000 extension 1170 during regular business hours or email the Board Secretary's office at planningboard@wyckoffnj.gov in order to make an appointment to review or pick up copies of the Application materials, plans, and related documents at the Office of the Board.
