Pursuant to a judgment of foreclosure and order of sale in the above-entitled action, dated September 19, 2025 and entered on September 30, 2025, I, the undersigned, the Referee of said judgment named, will sell at public auction at the Broome County Court House (basement level - inside lobby) in the City of Binghamton, County of Broome and State of New York on November 13, 2025 at 9:00 a.m., subject to covenants and restriction and easements of record, subject to violations, zoning regulations and ordinances of the city, town, village or county in which the premises lie, subject to existing leases, tenancies and occupancies, subject to all real property taxes, assessments, water and pollution control charges, subject to the liens of any prior judgments, mortgages or other encumbrances of record, subject to the right of redemption of the United States of America, if any, and subject to such state of facts that an accurate survey may disclose, the mortgaged premises directed in and by said judgment to be sold, commonly known as 606 Hooper Road, Endwell, NY 13760 and described as follows:
ALL THAT TRACT OR PARCEL OF LAND, situate in the Town of Union, County of Broome, State of New York, more particularly described as follows: Commencing at a point said point being the Northwest corner of lands of Charles R. Putrino and Joseph P. Putrino, said lands being conveyed to Charles R. Putrino and Joseph P. Putrino by Warranty deed dated September 11, 1967 and recorded in the Broome County Clerk's Office on September 13, 1967 in Liber 1125 of Deeds at page 631; said point also being the Southwest corner of Lot No. 6 as laid down on a Map of Joseph Nezelek Subdivision, Pheasant Lane, Endwell, Town of Union, Broome County, New York, recorded in the Broome County Clerk's Office in Book 17 at page 375; thence S 82̊ 03' 00" E, a distance of 77.67 feet to an iron pin found; thence S 07̊ 57' 00" a distance of 154.06 feet to an iron pin set; thence N 82̊ 03' 00" W a distance of 65 feet to an iron pin set; thence S 20̊ 35' 00" W a distance of 102.3 feet to an iron pin set in the easterly line of Hooper Road; thence N 29̊ 09' 31" W, along the easterly line of Hooper Road a distance of 60.35 feet to an iron pin set; thence N 20̊ 35' 00" E a distance of 210.85 feet to the point or place of beginning.
