TRUSTEE'S NOTICE OF SALE
WHEREAS, on September 14, 2022, Demornay Tabais Garrett being one in the same as Demornay Tabias Garrett executed a Deed of Trust to Donald G. Griffin, as Trustee for Community Bank of Mississippi, as Lender, with Mortgage Electronic Registration Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of Madison County, MS, in Book T-4259 at Page 162;
WHEREAS, said Deed of Trust was assigned to Trustmark National Bank in Book T 4360 at Page 143;
WHEREAS, on August 10, 2023, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book T 4360 at Page 145;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank now known as Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on January 23, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the south main front door of the Madison County Courthouse in Canton, MS, to the highest and best bidder for cash, the following described property situated in Madison County, MS, to-wit:
One-Half (1/2) acre off the South end of that One Acre tract acquired by undersigned (Floyd Blackmon and Opel Blackmon) on April 5, 1966, said deed being of record in the Land Deed Book 101, Page 299, land records of Madison County, Mississippi, this land being in the S 1/2 of the SW 1/4, Section 9, Township 9 North, Range 4 East, Madison County, Mississippi.
And an easement described as follows:
An easement for ingress and egress being 11 feet wide and being 5.5 feet on either side of the following described Centerline, to-wit:
Commence at the Northwest corner of the SW 1/4 of the SW 1/4 of Section 9, Township 9 North, Range 4 East, Madison County, Mississippi, thence run South 01° 05' 57" West 1142.96 feet; thence run South 82° 26' 01" West for a distance of 26.99 feet to a point on the Eastern right-of-way of Ratliff Ferry Rod; thence run North along said right-of-way 9.99 feet along the arc of 2027.73 radius curve to the left, having a chord distance of 9.99 feet and a bearing of North 13° 36' 57" West to the Point of Beginning of the Centerline of the Easement (also being the centerline of a concrete drive); thence run North 82° 26' 01" East along the centerline of said concrete drive to the West line of the Janice Garrett property described in Deed Book 481 at Page 294, and the Point of Terminus of the Centerline of the Easement. Said Easement being 5.5 feet wide on each side of the Centerline described herein. Together with a perpetual easement on, over and across the concrete turnaround adjoining the North side of the concrete drive easement.
I will convey only such title as is vested in me as Trustee, with no warranties.
