NOTICE OF SALE UNDER POWER
STATE OF GEORGIA, COUNTY OF RICHMOND
On the 21st day of June, 2019, Tyqual Crumbley, ("Crumbley") executed a Promissory Note ("Note") and Deed to Secure Debt ("Deed") for $126,900.00, payable to South State Bank, successor in interest to Mortgage Electronic Registration Systems, Inc, Nominee for South State Bank, conveying property described herein and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Deed Book 1683, pages 540-553. Said Note and Deed were subsequently assigned to SouthState Bank, National Association ("SouthState"), by assignment of Security Deed dated August 18, 2022, and recorded in aforesaid Clerk's Office in Deed Book 1855, page 2289. Default has been made in the installment payments due for May, 2023, and subsequent thereto. SouthState declared the entire unpaid indebtedness due and payable in accordance with the terms of said Note, and the same has not been paid. The Deed provides that when the Note secured thereby becomes due and is not paid, that said property may be sold before the Courthouse door of Richmond County, Georgia, upon SouthState first giving notice of the place and terms of such sale (1) time a week for (4) weeks in the newspaper in which the sheriff's advertisements are published, and where said property is located. Therefore pursuant to the powers contained therein, the following described property: All that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as Lot 65, Block A, Phase One, Sanderling Subdivision, as shown on a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Plat Book 1, Page 28. Reference is hereby made to said plat for a more particular description as to metes, bounds and location of said property. Said property is conveyed subject to any applicable easements, restrictions and/or protective covenants recorded in said Clerk's Office. Tax Map No.: 167-2-039-00-0, will be sold before the Courthouse door in Richmond County, Georgia, at public outcry on the first Tuesday in March, 2026, between the legal hours of sale. TERMS: Cash, subject to State and County ad valorem taxes or assessment and any federal tax liens of record. SouthState will convey title to the purchaser as attorney-in-fact for Crumbley. The money derived from the sale will be applied: first to the expenses of said sale; secondly, to the amount due on said Note; and the balance, if any, shall be paid to Crumbley.
