NOTICE OF SALE
2025-CP-25-00455 BY VIRTUE of a decree heretofore granted in the case of: Planet Home Lending, LLC against Raymond Beckett, Benjamin C. Sapp, the Special Referee for Hampton County, will sell on July 2, 2026, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the 1 Courthouse Square Elm Street in Hampton, South Carolina, to the highest bidder, the following described property, to-wit: All that certain piece, parcel, or lot of land, with improvements thereon, situate, lying, and being located in the Town of Estill, County of Hampton, State of South Carolina, shown as Lot 6 on a plat prepared by W.H. Miley, RLS, dated August 22, 1952, and recorded in Plat Book 5 at Page 174 in the Office of the Clerk of Court for Hampton County, State of South Carolina. Said lot bounded, now or formerly, more or less, as follows, to-wit: on the north and northeast for a distance of 100 feet six inches by Lot 5; on the east for a distance of 158 feet by property of the Estate of J.T. Rhodes; on the south and southwest for a distance of 141 feet by property of Hattie R. O'Neal; and on the northwest for a distance of 25 feet by property of J.F. Wyman, Inc. Being the same property conveyed to Raymond Beckett by deed from Federal National Mortgage Association aka Fannie Mae dated November 13, 2024 and recorded December 18, 2024 in Book 7 at Page 492. TMS No. 050-03-07-007 Property Address: 279 Washington Lane, Estill, SC 29918 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Special Referee may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 6.0000%.
