Notice of Sheriff's Foreclosure Sale STATE OF SOUTH DAKOTA ) : SS COUNTY OF MOODY ) IN CIRCUIT COURT THIRD JUDICIAL CIRCUIT SERVICE FIRST FEDERAL CREDIT UNION, Plaintiff, vs. FLATTEN ENTERPRISES LLC, JAMES FLATTEN, AARON FLATTEN, MICHELLE FLATTEN, and MOODY COUNTY, SOUTH DAKOTA, Defendants. 50 CIV. 25-58 NOTICE OF SHERIFF'S FORECLOSURE SALE NOTICE IS HEREBY GIVEN that under and by virtue of a Default Judgment dated July 31, 2025, entered in that action wherein Service First Federal Credit Union, Plaintiff and holder of a certain note and mortgage executed by Flatten Enterprises LLC, which mortgage was dated November 28, 2023, and was recorded on November 29, 2023, in the Office of the Register of Deeds of Moody County, recorded as document 230860, obtained a Judgment against Defendants Flatten Enterprises LLC, James Flatten, Aaron Flatten, and Michelle Flatten, which Judgment was in the amount of $726,789.97, including interest, costs, and fees, I am commanded to sell the real property described as follows: Lots Six (6) and Seven (7) in Block Two (2) of Fairbanks Addition to the City of Colman, Moody County, South Dakota, excluding Lot H-1 therein. This sale is made subject to redemption in the manner provided by law and in accordance with the total indebtedness due at the time of such redemption as authorized by law in satisfaction of all of said obligations. The sale is also made subject to real estate taxes and special assessments due Moody County, South Dakota, which, so far as can be ascertained from the records, amounts to $3,656.36 for 2024, due and payable in 2025, and $4,560.34 for 2025, due and payable in 2026. Public notice is hereby given that on Thursday, July 2, 2026, at 10:00 a.m., on the front steps of the Moody County Sheriff's Office at 101 E Pipestone Ave G, Flandreau, South Dakota, I will, in obedience to such Judgment, sell the above-described property in the fashion indicated herein, or so much thereof as may be necessary to raise sufficient money to satisfy such Judgment with interest and costs, to the highest and best bidder for cash, lawful money of the United States.
