NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, Pamela C. Folkes and Gary E. Folkes, executed a Deed of Trust dated July 30, 2024, to Lillous Ann Shoemaker as Trustee for the benefit of Magnolia State Bank, which Deed of Trust is recorded at Book 2541, page 176 in the office of the Chancery Clerk of Forrest County, Mississippi; and
WHEREAS, BankFirst Financial Services subsequently appointed Hubbard, Mitchell, Williams & Strain, PLLC as Substitute Trustee on March 5, 2026, recorded at Book 2625, page 345, in the office of the Chancery Clerk of Forrest County, Mississippi; and
WHEREAS, default has been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the holder of said indebtedness having requested the undersigned Substitute Trustee to execute the trust and sell said land in accordance with the terms and conditions of said Deed of Trust,
NOW, THEREFORE, Hubbard, Mitchell, Williams & Strain, PLLC, Substitute Trustee, under the terms and provisions of and by virtue of the authority conferred upon it in said Deed of Trust, will on the 29th day of April, 2026, offer for sale at public outcry and sell within legal hours, being between 11:00 a.m. and 4:00 p.m., on the back steps of the Chancery Courthouse of Forrest County, at Hattiesburg, Mississippi, to the highest and best bidder for cash, the lands lying and being situated in Forrest County, Mississippi, together with all improvements and appurtenances, (the "Property") described more particularly as follows, to-wit:
Lot 33: Lot 33 of EDGEMERE SUBDIVISION, as per the map or plat thereof on file in the Office of the Chancery Clerk of FORREST COUNTY, Mississippi.
Lot 32: A parcel of land being part of Lot 32 of Edgemere Subdivision as recorded on file in the Office of the Chancery Clerk of Forrest County Mississippi, having bearings based upon Grid North derived from GPS observations and referenced to Mississippi State Plane Coordinate System (East Zone, NAD 83), with a convergence angle of (-)00°12'26.58" and using grid distances with a combined factor of 0.999959072 (determined at the Point of Beginning) and being more particularly described as follows:
Commence and Begin at the SE Corner of Lot 32, Edgemere Subdivision, Forrest County, Mississippi; thence run North 89°44'07" West for 24.86 feet along the South line of said Lot 32 to an iron pin set; thence leaving said South line, run North 10°37'55" East for 122.36 feet to an iron pin set on the North line of said Lot 32; thence run North 89°49'37" East along said North line for 2.84' to an iron pin found at the NE Comer of said Lot 32; thence run South 00°15'53" West along the East line of said Lot 32 for 120.39 feet back to the Point of Beginning. Said parcel contains 0.04 acres, more or less.
I will sell and convey only such interest as is vested in me as Substitute Trustee.
