NOTICE OF TRUSTEE'S SALE
The property described below will be sold at public auction to the highest bidder payable in lawful money of the United States at the time of sale. The sale will be held at the main entrance of the Fifth District Court, Washington County, St. George District Court, located at 206 W. Tabernacle St., St. George, UT 84770 at 11:00 AM on July 9, 2026. The purpose of the sale is the foreclosure of that certain Trust Deed With Assignment of Rents, dated July 2, 2021 ("Trust Deed"), and granted by Eric Mosiah Najera and Michelle Catalina Figueroa Herrera, both individuals having an address of 161 West 950 South, Unit #C5, Saint George, UT 84770 (collectively "Trustor"), with Jared S. Hyde, Esq., of the law firm of Hyde Loubet Law, located at 1031 S. Bluff Street, St. George, Utah 84770, as trustee ("Trustee"), and Endless Dunes LLC, a Utah limited liability company having an address of 1506 S. Silicon Way, Suite 2B, Saint George, UT 84770 as beneficiary and secured party ("Beneficiary").
The Trust Deed was recorded on July 2, 2021, as Entry No. 202110045559 in the Official Records of the Washington County Recorder, State of Utah. The property subject to the Trust Deed is situated in Washington County, State of Utah, and is more particularly described as follows:
Unit Five (5), in Building C, The Gardens South Condominiums - Phase 1, according to
the plat thereof as recorded in the office of the Washington County Recorder.
Together with an Undivided Interest in the Common Areas as set forth in the Covenants,
Conditions and Restrictions and on the Official Plat(s) thereof.
Tax Parcel No. SG-GSC-C-5
Bidders must tender to the Trustee, at the time of the sale, a $10,000.00 deposit in order to place a bid. The winning bidder must tender to the Trustee, at the address provided below, the remainder of the purchase price no later than 4:00 p.m. (MT) on the next business day following the sale. The payment must be in the form of a cashier's check, and bank "Official Checks" are not acceptable. A Trustee's Deed will be made available to the successful bidder within three (3) business days following receipt of the bid amount. The Trust Property is to be sold without any warranties whatsoever, including, but not limited to, any warranties of title, possession, or encumbrances.
