PUBLIC MEETING
BOROUGH OF NORTH PLAINFIELD
ZONING BOARD OF ADJUSTMENTS
PLEASE TAKE NOTICE that on Wednesday, August 5, 2026 at 7:00 PM, and at such other dates and times as such hearing may be continued, the Borough of North Plainfield Zoning Board of Adjustments (the "Board") will conduct a virtual public hearing to consider a request for amended site plan and variance approvals (Sec. 22-108.3: apartment building use conditionally permitted in B-1 Zone, proposal does not satisfy all conditions, conditional use variance required pursuant to N.J.S.A. 40:55D-70d(3); building height – 4 stories minimum, 3 stories proposed; lot area – 40,000 sf. minimum, 9,248 sf. existing; ground floor building area – 22% maximum, 28.5% proposed; side yard setback – 25 ft. required, 1 ft. proposed; rear yard setback – 25 ft. required, 9 ft. proposed; open space – 20% minimum, 13.2% proposed; distance between buildings – 25 ft. minimum, less than 25 ft. to buildings on adjacent property; elevator required, none provided; Sec. 22-117.5.j: drive aisle width – 24 ft. required, 22.75 ft. proposed; Sec. 22-117.5.l: parking dimensions – 9' x 18' required, 9' x 16' proposed) and such other variances, relief and/or waivers that may be required upon an analysis of the plans and testimony at the public hearing on the Application submitted by the Applicant, 29 Pearl Street Associates LLC, for the property located at 29 Pearl Street, Block 85 Lot 20 on the Tax Map of the Borough of North Plainfield. The Applicant is proposing to amend the prior mixed-use approval involving a three-story building consisting of ground level medical office and eight residential units above, by replacing the previously approved medical office space with two residential units and converting the prior mixed-use building into a multi-family apartment building with a total of 10 units. Related site improvements such as parking, lighting, and landscaping are also proposed. The property is located in the B-1 Zone.
The public meeting on August 5, 2026 at 7:00 PM will not be "in-person" but rather will be conducted by way of and through communications equipment, electronically via Zoom, a web-based video conference application and telephonically, and formal action will be taken by the Board during the virtual/remote public hearing.
Any person or persons affected by this Application will have an opportunity during the meeting to present any objections to, or offer comments on, the Application in accordance with the regulations of the Municipal Land Use Law and rules of the Board.
